Overall a nice shiny new place to live but with some drawbacks. Having bought a house when the development was built I was lucky enough to have an ex show home. This came with all of the bits like blinds/ lights etc all in. The build quality of the house is not great, but on par with most new builds nowadays. By that I mean the door has been sticking when closing since I bought it, the gate hinges are screwed in using about 20% of the screw holes provided, the smoke alarm goes off whenever the oven is turned on, the downstairs bathroom tap runs at a tiny dribble when on full cold due to gravel in the pipes, the plastic bath has cracked twice, etc. However, it is nice having a lovely shiny new home that is well insulated and has a new boiler. New build estates across the nation attract a real mix of people, all crammed into one tiny and cramped estate. This means that as a percentage, a new build estate will attract an expected amount of idiots who park inconsiderately, a large percentage of occupants will have vans and park them in ridiculous places despite having capacious drives and/ or garages. But this isnt just this estate, it seems to be a symptom of most new builds I visit. Another similar point is the estate crams in a large volume of people in this small little area, which means lots of children, however people driving through here seem to assume the 20mph speed limit doesnt apply, so idiots will drive around around 40mph in places which is an accident waiting to happen. When it does, we will all have to deal with horrible speed bumps sadly. Additionally, I didnt get the memo but every other person seems to own a small yappy dog. Great for giving other humans company on those long winter nights, but as they are are often outside and bark without rebuke at every passing breeze, it can get a bit annoying. A plus to this particular estate (to try and end on a positive) is the proximity to motorways and other towns, its very easy and also a mile from the nearest train station. Overall, choose a new build estate such as this if the points I have mentioned wouldnt bother you. The place looks nice and some lovely people live here.
