    Myself and my boyfriend (both tenants) looked after our 2 bedroom flat as if it were our own - it was left in immaculate condition. The landlord wanted to charge us 380 for cleaning and decorating (35 of this was for replacing the bath seal, which was mouldy before we moved in!). I understand that this is the landlord and not Moginie James but the communication from them has been shocking since day one. They were quick to communicate over payments (we owed 1.80 on our No Deposit Option) and they hounded us for that. But when you need to discuss things like this with them they were difficult to get a hold of. Chantelle Bailey was our property manager and we didn't manage to speak to her once! We lived there for 12 months. Every time I tried to call her there was always a silly excuse - one time it was 'her bus was late, she will call you later'. She would never call me back. She would always be too busy to speak to me, always promising to call me back and never did. Never responded to any of my emails in regard to the property. At one point I questioned whether she still worked there! I would like to say that Jessica was lovely, took the time to speak to me on the phone when I was in tears over the landlord's end of tenancy fees. She redeemed Moginie James at the last moment as she gave me an ounce of hope for us to reduce the fee. We managed to reduce the fee to 280. As much as this was a good thing, this was still far too much. The flat was immaculate, in a better condition after we had left than before we had moved in. And in a cost of living crisis, you'd think there would be some sympathy for tenants. We paid 975 exc. bills for a 2 bedroom flat in Roath. We never missed a payment even though my partner has been out of work on sick. There was no understanding from them whatsoever, just wanted money. I understand that Moginie James were the middle man between tenant and landlord but it's absolutely broken my heart at what we have been through. We have had to pay this fee just because we know we aren't going to win the adjudication. The landlord has taken pictures of tiny parts of the carpet and skirting boards. Absolutely trivial and pathetic - but we can't fight that as my photos aren't to that scale. I feel like Moginie James could have and should have provided a much better customer service for tenants as I didn't even get a chance to voice my opinion. I couldn't talk to Chantelle about my options, I just felt bullied by the landlord and I couldn't do anything about it. I would like to point out that I have rented multiple times in the past and this is the first time I have ever had any dispute over my deposit and/or my standard at end of tenancy. Also, one thing I would advise any new tenant is do not go for the NDO (No Deposit Option). We were pushed into doing it as we were sold the idea of it being a good thing. YOU WILL NEVER SEE THAT MONEY AGAIN!!! But at least you get some offers on random stuff now and again! - not worth it.

    I had a terrible and stressful time dealing with Moginie James. I was a tenant for a year in a property that they managed, and during that time they: Pressured me MULTIPLE TIMES to get me to buy overpriced home insurance from an associated provider. Didn't send me an inventory upon occupancy. Did not respond to or acknowledge my complaint about the (poor) state of the property. Would not deal with a rat issue. It eventually only got dealt with because one property managers offered to buy one of their maintenance workers a pint to remove the decomposing rat from my kitchen??? Seemingly lost the spare key to my property, requiring me to be present for all property visits and maintenance visits. Insisted they were allowed to increase my rent above the 5% outlined in my contract. Passed me around from property manager to property manager without any explanation or clarity as to who I should contact. Hadn't responded to me about my rent negotiations despite my contract ending in less than 10 days. Wouldn't provide the landlord reference for my new property in a timely manner, despite the time-sensitive nature being predominantly their fault (due to aforementioned lack of communication about negotiations). When I chased them on this issue, I was disregarded, and was forced to get my new estate agency to chase them for a reference. They eventually completed the landlord reference the day before I needed to move out, thus making my new estate agency work incredibly hard that day to ensure all aspects (guarantor documents/security deposit/inventory/tenancy agreement) were sorted by the next day. Tried to blame me for damages "not in line with the original inventory" (the original inventory that I had never seen?). I received no response when I sent evidence that I was not responsible for these faults, despite asking multiple times for them to acknowledge this. When I phoned to chase it I was disregarded and told a property manager would deal with it. I was then forced to raise a dispute with the Tenancy Deposit Scheme as it was 8 weeks since leaving the property and there was no sign of my deposit. Less than 24 hours later they agreed to release the full amount (even though it took them ANOTHER 2 weeks to do that). I think 90% of the problems I had with Moginie James was due to a bad, unresponsive landlord. However, their communication was incredibly poor. How hard would it have been for Moginie James to send an email that says "we've forwarded this onto the landlord and will get back to you once they reply"? I will be avoiding Moginie James for the rest of my time in Cardiff. I now am with a different estate agency and it's unbelievable what a difference a competent estate agency can make.
