    We moved in here summer 22 and house builds are of a pleasingly high standard compared with general new build market and horror stories but it is not all smooth sailing. Very few snags but does take months to sort them between staff availability and delays in materials which everywhere suffers right now. We gave up on waiting for the second built in wardrobe we ordered from TW. It was over two months before the round plastic finishing seals for toilet waste pipe and door for integrared w/m were sorted but better to be in house and wait. Note that as with all new builds the walls need time to dry so you have to hold off a lot of decorating for first year at least. Many of us have had to have vinyl and carpet up because the flooring fitters are not paid to prepare floor and are told is signed off but actually are nails or glue lumps etc. Very inconvenient when your furniture is in to tackle this and a process they need to fix. Most jobs on snag list we did not get calls to book appts for til several weeks in as they were dealing still with houses moved into weeks before us. Exterior issues still not even scheduled in and we have been in 3 months already. They have a good Site Manager that takes pride in the work of the house builds. Landscaping you cannot say the same from TW - it is on par with most new builds with usual issues of either poor drainage or ridiculous amount of stones and rubble in top soil which is what we got which is not in line with what NHBC standard is. They sent some groundworkers for a few hours but was tip of the iceberg (they never came back to finish it) and then said NHBC had signed off the house so that was it. We have had to pay extra labour time from landscaping companies to get rid of stones as we tackle each piece turning it into a garden. Half of it you need a pickaxe to plant anything as a serrated pointed spade is not enough. Where turf was laid at front there are lots of stones underneath as I discovered where one quarter of the time the aerator could not get in. The patios are always too small to be properly useable to sit out on in summer. I do wish TW would not be so stingy. The gravel around house is very thin layer and no weed membrane. Very helpful sales office but as with many things once they have your money is when customer service is less enthralling. Darren the fixer has been very helpful but is hard to get hold of. If there is nobody at home full time or you are working from home can be hard as TW just turn up unscheduled to do things or to schedule things in because there is no contact facilitated between us and the fixer. Had to fight with TW repeatedly to get frosted window changed to clear. After three months window company turned up today as planned to do it which I was so looking forward to but he was told it was a different window so now must wait again for a joiner. Sigh! We have bought on Merricks Avenue, Roslin, EH25 9AX - no road name signs are up and not on Google maps so deliveries are difficult - we add directions to second line of address n Sinclair Gardens to first line. Brilliant location if you appreciate nature and woodland walks. Roslin even more so if you appreciate history. We are over the moon with the house and new location. TW could be better and their top soil definitely. Neighbours and locals in village are wonderful - very welcoming. Great place to live but there is nothing easy about buying a new build and a huge amount to do to turn your box into a home and have places to store your stuff. Having a garage saved our sanity. You will only get two weeks notice that the house is ready for sure and that means you might need to be living in rented or with friends/family. To be honest we managed to tie up moving out of flat and into house same day but I would not recommend it as was super stressful. Expect to be tearing your hair out and angry faced at times fighting to get your snags seen to or being fobbed off with ridiculous reasons or told everyones is like that (is not), even on this site where the standard is high.
