So after I deleted my previous review I thought I would update. We purchased our first family home in novemeber 2018 in galashiels. We read the home report by shepherds of galashiels and thought it was very good report with very minor things needed sorted. After trusting the report we decided to go ahead with the purchase. After about 2 weeks the heavy rain came and our conservatory started leaking badly to the point we needed a paddling pool down to catch the water which ruined our brand new carpets. We got a roofer out which stated the lead flashing needed repaired so we paid 900 for this repair only for the next heavy rain to come and the problem not fixed we got numerous roofers and builders out that now think the main roof if the issue and will have to replace the tiles at the back and bring them forward over the leak replacing the felt too which will cost thousands. We also noticed upon moving in there were several holes in the attic one with a birds nest in which birds had been coming in all year we were told from a neighbour. All these never mentioned in the home report by the surveyor but yet we unfortunately noticed them upon moving in if the surveyor had noticed these and reported them we never would of purchased the house due to the leaks. There was clear markings in the conservatory where the seller had tried to bad fully cover up the damp patches and repair patches of foundation. We feel extremely let down by shepherds surveyors when you are supposed to trust these so called qualified for the job experts to help you purchase a house with no or little issues. We are now thousands of pounds in debt and no further forward with the leak. We have a toddler running around which is not good considering the whole conservatory could fall down eventually with the amount of rain water on the wall which comes into the living room. This has caused us high ends of stress and any amounts of tears. A few days after moving in there was a gas leak and needed the oven replacing and A few months later the boiler broke needing a new one. I initially posted this review a while ago and deleted is as I had a discussion with the surveyor on the phone who was apologetic and friendly but unfortunately can be no more help. I then contacted the head of shepherds who basically said it's not their fault and nothing can be done and their letter being very condescending and not apologetic in my eyes. I would never ever trust another home report again they are not worth the paper they are written on nor the money. I beg anyone buying a house reported by shepherds please go back for a second, third even forth visit before going through with the purchase to notice any details. However I would hire them if you want to sell your home as no doubt they would miss any flaws the house has off the home report therefore getting the max selling price. As first time buyers we were extremely naive to the whole process and are now truly in turmoil after paying above and beyond what the house was truly worth with all the problems.
