James Gibb Residential Factors

One of the worst companies i have ever encountered. They never respond to any messages and never take responsibility for anything but are always quick to send letters telling you to pay. Do not ever go with these factors. Reported a leak and there was response was to call 999 absolute shambles of a company.

Absolutely horrendous service. Been waiting over 2 years to have water damage fixed in my property. Excruciatingly slow to address issues, extremely poor communication, escalating costs, over stretched staff. Avoid at all costs.

I've now been waiting 7 months for repair work to be undertaken and other jobs logged have never been actioned. Property Managers don't seem to be interested in doing their job and it's left to administrative staff to cover for them. They only seem interested in getting money from you and appear to have next to no interest in actually doing what they are paid to do. Updated Aug 2021: In the nine months since I logged a fault I received no communication whatsoever from the property manager of the development. Their attitude is utterly abysmal. As a result I've reported James Gibb to the First-tier Tribunal for Scotland (Housing and Property Chamber). Updated Feb 2023: James Gibb continue to plumb new depths failing to action the most rudimentary of requests but as usual have no issue demanding large sums of money from residents. Property Managers hide behind the main office email address which never gets answered. Stay away from these charlatans.
