Do not go to this agency! I was asked for a 200 holding fee (which I have recently discovered is an illegal practice) I paid the money and was then asked to pay the deposit and first months rent within a weeks time, Im a student and was already paying rent so I told the agency I couldnt pay and would like my 200 refunded. I was then told it would not be refunded! I didnt move into the flat only viewed it so was confused why I was not getting my money back. I looked in to it and realised that taking holding fees is illegal! Do not go here I was scammed 200 and Im still in the process of getting it back! Also the emails I was getting sent were very unprofessional, the agent asked me to borrow money from a friend to pay the rent which I was not prepared to do! Worst letting agency and dont be fooled like I was! 0 stars

Landlords, do not waste your time even thinking about this agency. Appalling service from them. They are great at making promises but have no apparent knowledge of the price, market or legal requirements for lets. Rude, slow and incompetent. There are plenty of good letting agencies in Edinburgh - this isn't one of them.

Do NOT go to this agency! We have been waiting over 4 months to get our deposit back. After plenty of emails, calls, and visits at their office they must have been tired and returned only HALF of our deposit back, apparently the other half was spent on the cleaning of the flat despite the fact that we left it immaculate, and oh the irony when we first moved in to the flat we had to DEEP clean it ourselves cause it was so dirty. Things that were promised to be fixed during our tenancy were obviously never fixed. When our boiler broke and there was no heating in the flat during winter, we were left there freezing cold cause they couldn't or didn't want to fix it properly despite many requests! Don't lose your nerves on these people, smells like scammers to me, go somewhere else.

If I could Id leave a zero star review. We never got our deposit back (*DEPOSIT NEVER EVEN PLACED IN TENANCY PROTECTION SAFETY SCHEME*) despite returning the property in a better condition than it was even given to us in the first place (mouldy washing machine, filthy grease-covered oven, insect infestation, water pump that broke down, no inventory given, no Gas & Electricity certificate given until months too late). We constantly felt as if it was us against the agency and the landlady (i.e. we did not receive fair treatment or consideration at any stage). I guess if you own a property and want to rent it out via an agency, this would be a great service, but for a tenant it was unfortunately very poor.
