I had a really great experience renting with Gregor Fortune property. They were professional, easy to talk to and always available in an emergency. Would highly recommend, its so rare to find a genuinely good letting agency in Edinburgh. These are one of the good guys!

We had a good tenancy of 20 months with Gregor, as he was quick to arrange for repairs and anything we needed at the property. However, it ended on a sour note when Gregor's assistant prepared an obnoxious report photographing every single corner of the house and comparing it to how we left it, in exaggerated terms overtly deprecating to the tenants. The house was fully renovated before we moved in, so there was no way to return it in the exact same condition, but we spent a whole day cleaning it after moving out, from morning to 9pm. We cut the hedges three times to get them to the height Gregor wanted, but no ladder was provided and one part was too high for us to cut safely. Gregor insisted that we should have hired someone and then tried to charge us for it from our deposit. He kindly reconsidered this, but he did charge us for carpet cleaning and repainting a wall (even though we did repaint it the same white). We have already given them all this feedback, so none of this will come as a surprise: - Don't allow pets if you're going to complain that carpets absorbed a pet odour. Expecting tenants to hire a professional carpet cleaner is unfair. Maybe don't have carpets in properties that allow pets, or simply provide a carpet cleaning machine? - Don't tell your tenants that they are good tenants and everything is alright a week before handover, and then charge them a chunk of their deposit. Gregor always gave us the all-good attitude in person, only to be harsh and go through a whole unnecessary battle about the deposit at the end. - Future tenants: make sure the tenancy agreement terms are fair. A lot of theirs are unrealistic and require tenants to budget for professional cleaning and hedge cutting, to a standard that is unachievable if you want to clean yourself (no matter how thorough you are...they did complain about window spray streaks!) . Unfortunately, it is very hard to find a good agency in Edinburgh, and Gregor's is a good one, all things considered. But if they do charge 50% of their tenants part of their deposits, and 'good tenants' are in the 50% that gets charged, then it's hard not to wonder if they do this for extra profit. A couple hundreds on every other property x the 300 they manage sure makes a bonnie profit!
