If there is a flat to let in your block you have to hope that Crichton-Stuart Management Services Ltd are not the landlords or letting agent. There is one flat in our block which they lease out and in the last year there have been three sets of tenants all of whom have been noisy, disruptive and generally un-neighbourly as well as very very young and obnoxious. Everything from the usual parties on week nights, shouting in the stair to sitting on the ground floor flat's window sill smoking (at any hour of day or night), chatting for hours while sitting on the kerb at 4am, buzzing all of the whole block's buzzers when they've forgotten their keys (including elderly people's) and being abusive and rude when being calmly notified that they are being a little loud. We do have a high tolerance and understanding that all neighbours work different hours and have their social lives however any time we have had to complained to Crichton-Stuart, Melanie Terris has picked up the issue. Nothing has changed, their door and buzzer haven't been fixed, the tenants are all still uncaring but now they now have an HMO licence which means even more people can live in the flat! Melanie has been generally unhappy and unprofessional and has even forwarded my email to the tenants so that they knew who had complained - I was astounded by that! It seems the vetting process for tenants is not very rigorous which is of concern to other residents and also home owners. (I have even once been told that "should any further issues arise that we will not hesitate in contacting their parents". I was gobsmacked by that statement! I can't believe that if people are old enough to live alone that they are old enough to be accountable for their actions)

I am a landlord who requested a reference for a former tenant that had rented a flat via Crichton-Stuart. The person I dealt with, Melanie Terris, Director, was unhelpful, impolite and obstructive with providing information. In addition, they informed their previous tenants (who I now rent a flat to) that they would be charged 25 for providing a reference to me as a prospective landlord, despite the fact that this is unlawful under section 82 of the Rents (Scotland) Act 1984 and section 32 of the Private Rented Housing (Scotland) Act 2011. Melanie's approach initially led me to believe that there was a problem with the tenants I was considering, but this was not the case, and I am not sure why she was not forthcoming with information; suspect it was because she was reluctant to provide this without payment. Based on my experience, I was not left with a great impression of the company or their approach in appearing to circumvent the law at tenants & landlords expense. I would choose not to use this agency to let a property and would not recommend them to potential tenants looking to rent property. I can see why landlords and agencies get a bad name when there are companies out there that are not operating responsibly.
