Shambolic treatment of tennant. I dutifully paid my rent for the full year but I often wondered what I paid for. Flooding in hall cupboard made it unusable when I moved in. It took over a week to stop water coming through from an unconnected pipe in the bathroom above. The damage was not sorted until 10 months later! Mould was rife when I moved in until this point. The house smelt of dog which I did not realise when viewing as all Windows were open when viewed. Their response was "get a dog! The biggest problem was the malfunctioning heating system which broke 10 times between September and new year. I was encouraged by c&c to meddle with the heating myself to fix it and many cow boys were sent to fix the problem temporarily. The pressure on the heating may still be an issue for the next tennant. The agent said that I could decorate as I wished as "the Landlord doesnt care". This don't care attitude was worse than I realised. I paid 825 per month for what can be described as an umbrella with an on suite and kitchen. Major leaks under the sink in the kitchen were fixed with string! Windows with broken latches meant that they could not be shut properly (this also took months to fix). Badly laid paving in the front of the property meant that weeds are rife and hard to maintain. Despite redecorating every bedroom, the kitchen (which had cat ruined wallpaper hanging off the walls) and the front room to a calmer more relaxing and pleasing decor, fitting an outside shed and cleaning a most disgusting double oven to an as new standard, I was then charged 200 for the removal of weeds which was removed from my deposit when i left. All in all, this company did not care about cleanliness of the property or heat or mould. I would NEVER use them again. I was polite with every phone call I made and I was met with a very Rude tone from one of their employees Jane. Unsure about everything, the other employee Andrew often said he would get back to me... occasionally he did but most of the time I phoned them (at the beginning, with issues of flooding the hall cupboard and lack of heating) daily. Things may have been fixed but it took so long to do and often needed me to babysit the process. Dealing with Cox and co has been a struggle of massive proportions and they certainly don't deserve even a one star rating! Very very poor service

I was surprised to read the reviews against this factor which suggests they are a competent and conscientious factor. My experience is difference. During the 12 months they managed my property they took the management fee without carrying out the responsibilities outlined in the contract i.e. no inventory or inventory check was carried out; routine inspections where not carried out. When the property was recovered it was in an appalling state with many items of furniture either damaged or missing. Cox and Co refused to accept any responsibility for their mis-management and I was forced to revert to legal action to acquire compensation.

As a first time landlord the service I received was excellent. Cox & co arranged my mortgages and let out my property in a timely manner and with highly reccommended tenants. I feel happy in the knowledge that Cox & Co are looking after my rental property and would definitely recommend their services to all.
