Overall, a great place to stay for a short break in Belfast, with a fantastic location. Pros: - Dedicated parking space per room, which is ideal considering so close to the city centre - Perfectly located - short walk to the city, close to coach tour pick-ups and the University and Botanic areas, where some sights like Ulster Museum, Botanic gardens and Queen's University can be seen - Well-organised and not intrusive - staff are contactable and will always ring you back - everything is seen to quickly, which is impressive as it is largely unmanned most times - Room interiors comfortable and nicely decorated. Towels changed daily. - Breakfast was DIY, cereal, bread, brioche, eggs able to be cooked yourself: all perfectly adequate - Didn't have a highchair for breakfast on day 1, but the next day one had mysteriously arrived after I raised the issue Cons: - Slightly noisy - had rooms 1 and 11. Room 1 right next to the main door, so can hear it close and can experience thoroughfare noise. Huge bathroom though! Room 11 can hear ?train noise quite clearly, which eventually becomes less of an issue - Cot didn't have a mattress - was just a duvet on a hard travel cot base - not a major issue for us as we brought a cot sheet to keep it all together - Room 11 up 4 or 5 flights of stairs - we had young kids, so carrying up prams and child paraphenalia with kids would be hard (some of our party were in room 1 so used this to store heavy items). Could use luggage store to keep pram and carriers in though Overall a great place to stay for a city break, with some minor points which to some extent can be overlooked.

Stayed April 2023 Wednesday night with my wife in yes a small room but clean, yeas the bathroom is small , as others pointed out some which I think was unfair as people saying to small they are normal size for normal size healthy people ,bed was fine , deco was as I'm a painter and the work done was great breakfast help yourself which is great for the price can't complain only regret is I didn't stay 2 nights for the price and location Rooms: The time and care put into Room we stayed in can see it really China cups tea, coffee, biscuits and the deco

Stayed here last night with my partner, great location thats the only good thing about it. Bed had a useless mattress no support in it, pillows needs threw out, gave me a bad night's sleep and a sore neck. The bathroom the worst thing about this place, so small and uncomfortable, hurt my arm with the toilet roll holder/cover (steel cover on wall over toiletpaper) ended up with a bruise, the shower is horrendous and the metal shelf needs removed there's no room to move in as it is, hit the same arm of it so 2 bruises on the same arm. If ur tall or of the curver size avoid this place at all costs. And it advertises free car parking out the front on the street when it is actually 8.00 so false advertising!!!!!

Overall, a great place to stay for a short break in Belfast, with a fantastic location.
Pros:
- Dedicated parking space per room, which is ideal considering so close to the city centre
