DO NOT RENT FROM HERE!!! Things get fixed after 3 months of nagging with a cheap and often broken replacement, they will constantly get the tenants confused, they dont reply to messages for long periods of time if at all. We had an aweful flatmate the whole house complained about many times, landlords solution get rid of everyone because "they wanted to wash there hands of it" when told that was unfair they laughed in our face and said "when one door closes a larger window opens" . Unproffesional dont waste your time.

The short summary is that this landlord agent provides a terrible service, despite in my case a very expensive fully furnished rental, and you should steer clear. Admittedly, she is reasonably responsive, but usually with excuses, broken promises, or outright lies. If you want the details, read on. I rented 22 The Steel Building. The morning I moved in, there was a window repair man there too. Obviously they knew the windows were seriously broken before renting to me, and just thought they could fix it while I was there. The window repair man said that all the windows were definitely broken and were too dangerous to open. I was assured the windows would be repaired within about a week, as the flat is exceptionally hot in the summer (when I started renting). It took over a month to fix. Indeed, without the windows being open, it was unlivable in hot days and I moved out to friends' houses. On top of this, on moving in, the bath plug was broken, both showers were broken, kitchen tap was broken, the kitchen extractor fan was clogged, the kitchen ceiling fan broken, there were no keys for the flat block gate, meaning I couldn't store my bike in the bike area, the towel rails were broken, the fridge and freezer drawers were all severely cracked, the TV that was claimed to be workable as an internet TV didn't have internet access and so was useless as there was no aerial, the microwave was semi broken (replacement dish that wouldn't fit or turn properly), and various bits of furniture were broken. I was paying a lot of money with my young daughter to live in a furnished flat under the assumption that it was functional, and was shocked to find it in this state. Furthermore, critical things like windows and plumbing and bike shed proper access took over a month, closer to two in most cases, to fix. And often action only really happened when I explained that I'd taken legal advice and threatened to complain to the ombudsman that the flat was hazardous, in an illegal state when rented to me (meaning the company might lose their right to rent). And some items Christine refused to fix ever. The heavily broken fridge drawers that were sharp and could have cut my daughter Christine just told me to tape up. She refused to fix the microwave or bed issues. As for the TV, her response was that I had a laptop monitor so fixing the TV wasn't a priority for her! More recently, a bedroom door handle (that seemed just to have been temporarily glued back rather than actually fixed) broke. Even though this was a small item that Christine apparently knew the part to order, after repeated reminders, she never ordered the replacement and instead suggested that I swap this door handle for one that wasn't so well used. No instructions, and it was fiddly and took me 1.5 hours. But that was the only practical way I could have got the job done. Obviously I did this for free, naively assuming that when it came to returning my deposit, she would reciprocate goodwill. I used photos from moving in to return the property exactly as I'd found it, even leaving a few extra useful items for the next tenant. Admittedly I didn't hire a deep cleaner, but did clean for a few hours. And there wasn't anything explicit in the contract about cleaning costs anyway. I shouldn't have been so naive. I was given a stiff cleaning bill against my deposit, after I'd reminded Christine about the deposit that she had failed to return in the contracted time. In theory I could challenge this bill, along with so much else, but I had definitely lost the will to fight by this stage. My general impression is that this company cares about the bottom dollar and has little interest in keeping to their legal obligations and responsibilities to maintain a property. If anyone who is already in 22 The Steel Building now is interested in the list I have of things that were never fixed, feel free to contact me. In theory you could hire a contractor and bill Avalon, if Christine continues to refuse to fix things. I didn't have the time or energy to do this, but wish I had.
