Karen Lawrence Bright's review is absolutely spot on. It is very noisy, you think that at any moment the passing traffic is going to end up in bed with you. Can't comment on the breakfast as we never saw it! Obviously a guest's early departure for Goodwood precludes any effort to provide it, however by the sound of it we did not miss much despite the fact it was conveniently included in the price. No wardrobe in the garden room just an odd metal tripod to hang clothes from and to get to the bathroom one has to cross the hall which has full length clear glass panels either side the front door so no privacy.

Very noisy roadside location. Appalling outdated breakfast of long life bakery products, boxed poor quality cereals and plastic-wrapped cheese. A mixture of defrosted and fresh fruit and a small quantity of yoghurt were the only healthy components. Not even a fresh pot of coffee was offered, though we could have made some from the 2 capsules per person provided if we hadnt used them the afternoon we arrived. At 175 per night, we declined the opportunity to pay for more. At 175 per night we also expected the effort of baking fresh ingredients. The Garden Room is a converted downstairs sitting room and feels like it. There is a small garden but most of it is unavailable to guests. There are so many rules that our visit felt like an imposition and the level of distrust was offensive.

Spent 4 days in this beautiful B&B - the hosts were extremely accomodating - on hand all the time. What's great about here is each of the rooms have their own front door and seating area. The place is immaculate , the beds are really comfortable, facilities in the rooms are great with a fridge, TV, tea & coffee facilities stocked with the necessaries along with treats that you could pay for - amazing. Extemely tranquil just what I needed with just a mile to the beach. Will definately be back - recommended !
