I was in the process of buying a house after the initial level 2 survey the Halifax asked us to bring in a structural engineer to have a look at the state of the roof particularly the chimney and surrounding area, so we brought in Allan Goldstein They did seem to be slightly on the pricey side but the report came back fast and was quite thorough so at the time I felt fairly confident this been worthwhile especially given the confidence it gave me that things have been properly checked, it did note a few issues which were fairly minor and we were given a ballpark figure over the phone of probably about 2-5k to fix, and provides fairly detailed instructions for us to hand over to a roofer to get it done. However, when I actually moved in and got the roofer in they quickly discovered the roof was in a far far worse state than report had led us to believe the point where we are looking at about 20k+ of costs.... Strangely for a structural engineer they generally seem to have taken the kindest reading of potential issues, e.g. apparent high levels of humidity the report just suggested windows needed to be opened more, issues with light coming through the roof just a few missing tiles. In a sense if these areas hadn't even been noted I'd be less frustrated as by explicitly outlining effectively the cheaper/lower risk option as fact they gave me somewhat of a false confidence as to the state of the place. I'd also say once the roofers turned up and took even a simple recording on their phones of the internals of the roof (so viewable from within the attic/where the engineer went, no need to be on the actual roof), even as a lay person I could see the breakdown suggested in the report was at best very optimistic. All in all usually the problem I think people have with structural engineers is the trend towards the most pessimistic option/tend towards caution, but at least then you don't get any unpleasant surprises, I'd much rather have someone who is overly careful when this type of money is involved so would not recommend using Allan Goldstein Engineers

Friendly, knowledgeable and professional company that went an extra mile to accommodate us. I cannot recommend them enough, particularly Rameez who was an absolute pleasure to deal with.
