I highly recommend Sam Dicocco. I recently received an unexpected planning application from my next-door neighbour in the borough of Kensington and Chelsea. I live in a period house with Georgian features in a conservation area. My next-door neighbour lives in a modern newer build home that is outside the conservation area. The application was to create a three story side extension that would connect the two houses together and build a rear story extension with direct view into my bathroom. I had less than three weeks to file an objection. I turned to Sam to compose a letter of objection on my behalf to the council. What impressed me about Sam was how thorough and measured he was in his response. He surveyed the area, which included historical archival research. He compiled important procedural objections, heritage objections, living condition concerns, and encroachment issues. On a point-by-point basis, Sam raised concerns on why the planning application should not go forward as specified. Importantly, Sam was well versed in Kensington and Chelsea by-laws and policies. This ensured that the objection was not an emotional objection, but one grounded in the language and policy of the borough. Previously, I had no experience with planning applications or objections to a planning application. I felt I was in a very safe pair of hands with Sam. He did an excellent job in helping me raise my concerns. He was able to help me see what was reasonable and unreasonable in the application.
