I cannot thank Richard Capper and his team, particularly Sally Woodall, enough for the way in which they handled the sale of our family home. Their professionalism and empathy throughout the process was exemplary, from marketing the property, handling the viewings, ensuring that they found the right buyers for us, through to completion. A really big THANK YOU to the Stockton Heath branch of Edward Mellor for handling the sale of our house. Richard Capper and his team were pivotal in liaising with the buyers of our property and our solicitors to expedite the sale. Knowledgeable, Professional & Personable Delivered Results as Promised Sold Above Asking Price with Integrity Throughout. My wife and I have just sold our home with Richard Capper, Sally, Iain and their team. The process was a pleasure and they delivered great results as promised. Their integrity and honesty was key and we are very happy. Key factors that were personally important to us: 1. Reassurance and flexibility: We felt supported at every stage by the Edward Mellor Stockton Heath team, nothing was too much trouble and their flexibility and genuine desire to help had a really positive impact on our sale experience. 2. Honesty, transparency, positive yet realistic price. The sale price Richard quoted was exceeded and we sold our home for above the asking price. Mellors was not the highest initial agent valuation we received but as our independent mortgage advisor pointed out (not related to Mellor) it is the actual price that is achieved at end of the process at the point of the sale completion that counts. Survey results, buyers subsequent negotiation, circumstance changes, interest rates, economic conditions, buyers change of mind, new alternative houses coming to the market all can erode what seems an attractive agent valuation at the start of the sale journey. 3. Understanding both the market and the drivers of buyers to achieve a good match of buyers, seller and house: Richard demonstrated extensive knowledge of the local property market and his team provided regular updates and feedback on all viewings and offers received. He and Iain would be happy to discuss the individual offers and the buyers in much detail (often beyond the obvious stuff like deposit percentage and length of chain etc.). Richards thoroughness of buyer discussions and awareness of their personal circumstances and motivations was evident at the point we were discussing offers. We felt this helped us make informed choices about which buyers and offers to consider and accept. Richard was always very clear the choice was ours but he happily shared his views. Important discussions here were never time bound and we never felt pressured into a decision. 4. Specific statistics: There is much agent data available on prices achieved, number of properties sold and listed etc. One of our key metrics when choosing an agent was the rate of sale drop out that they achieved. We wanted as much assurance and certainty as possible during the sale process (recognising this can never be 100%). There are obviously a significant number of steps from acceptance of initial offer, sold board going up through to completing the sale. Much can change and go wrong during the process, we found Edward Mellor were very strong in this area and this was reflected in our actual experience with them for our sale where the original agreed buyers were the family who ended up moving in. 5. Well Matched Marketing and Representation (striking the balance): From our own viewing experiences with different agents in finding our new home, at times in certain cases we found ourselves disappointed upon arrival at a property. Seeing the glossy brochure, edited photos, wide angle lens pictures etc. some of the properties on viewing just didn't match up in reality. Richards advice and experience was key here too when marketing our own home, in striking the balance between a positive representation of the house to generate the interest but not over promising at the disappointment of the buyers when they view. Our experience here as both a buyer and a seller with Edward Mellor in this area was realistic and positive. The positive approach continued as Sally worked closely with the solicitors to maintain progress and get the sale over the line. We would highly recommend Richard, Sally, Iain, Niall and the team, dealing with them all has been a pleasure and their approach, expertise and flexibility made what everyone knows can be a stressful experience very positive.
