    If you are thinking about contracting Lane End for one of your projects or buying a house built by them, please, I urge you to visit a site they have developed and knock on a few doors to hear some real residents experiences. Work done is way below standard and how properties are getting signed off with some of the issues we have had on our estate is beyond me.

    I don't quite know where to start with these developers. I paid a deposit on my new build house in October 2021, and I am still yet to move in (November 2022). I was told initially that the move in date would be around the spring time of 2022, which was then moved to summer. We then got given more 'concrete' dates to give us some more clarity, but unfortunately they simply became another goalpost they were able to move. I was given a date in June, which was then delayed due to issues with utilities. The date was then moved to July. This was then moved as there was some issues with the roads. The date moved back again due to 'a national shortage of streetlamps'. In August I was then given a date of October, which as they were only 1 month delays previously made it even more frustrating. The date was once again moved back to November stating there was an issue with a retaining wall. I have walked on to the site numerous times and quite frankly it's still a building site. I'd spoken to a workers there who stated they had no idea what the issue was with retaining walls, and that he wouldn't expect the properties to be ready until Christmas, despite me having a completion date of November. At this point I have still not even viewed my property that I signed for almost 1 year ago. I have a number of other residents on a group chat who have moved in who have stated problem after problem with the houses. From small snags (which you'd expect) right through to leaks in the ceilings. On the back of this, I can hardly say I'm looking forward to moving in. To make things worse, my mortgage offer (which was extended 3 times) is due to expire 2 weeks before 'estimated' completion date and they will extend no further. My previous rate was 1.9% APR, whereas my new quote is 5.9% (due to the financial crisis the country finds itself in). Yet still, nothing from the developers to try and assist and push forward 2 weeks for example. I've lost track of the amount I am out of pocket now and quite literally wish I ran a mile when I first saw this development come up. Shocking communication, amateur builders and quite frankly it looks like terrible build quality. If you are considering a property developed by Lane End, don't. Update - My original review was October 2022 when I had been waiting 12 months since I paid my holding deposit: It is now 14/02/23 and I am still not in the property. I have been given 3 different dates since they closed for Christmas and today have been advised that my 04/03/23 target handover will once again not be fulfilled. The saga continues but I foolishly still hold on. If this isn't a warning to stay as far away from a Lane End development as humanly possible, I don't know what is.     I bought a new-build house constructed by Lane End in September. At the time of sale, there was litter in the house left over by builders, cracks in various sinks and no grass in the garden (amongst 180+ other defects according to a snag report). We're nearly in March and nearly all of these issues have not been resolved. Those which have been 'resolved' need resolving again due to the continued lack of professionalism and care carried out. Lane End's customer service has been neglectful at best and deceitful at worst. My neighbours are all having the same issues with housing defects and a lack of response from Lane End. It got so bad that a meeting was scheduled between Lane End, Your Housing Group and the residents of my estate. Promises were made from Lane End regarding better communication and a commitment to fixing our issues. It's been predictably silent since then. Avoid any Lane End houses at all costs. They try and build the houses as quickly as possible and once a house is 'finished' they ignore the residents and move on to building the next one.

    I just wish we'd never had shown an interest in their development. Had we gone by the other options we were considering we would be living in our new home by now! We paid a deposit in 2021 and by looks of it we will not be able to move in until 2023. They are the kings of excuses and delays; the untold misery the stress and the economic cost they are causing to families have no justification whatsoever. So many personal issues put on hold because of their lack of professionalism...To add insult to injury they have taken Gold at the First Time Buyers Awards 2022... how can they be awarded for an unfinished project? shocking... 14-2-23 UPDATE Here we are still hopelessly waiting for our house to be finished. I get so angry sometimes that I seriously consider contacting the Manchester evening news or the BBC to give them a good piece of news. The people responsible for this development should try to put themselves in our shoes for 5 minutes. It'd be lovely if for a change they stopped giving excuses and send enough staff to work on site. Here's a list of the dates we've been given since November 2021 when we paid our 500 pounds deposit: -March 2022 -21 July 2022 -22 August 2022 -19 September 2022 -26 October 2022 -23 November 2022 -7 December 2022 -31 January 2023 -20 February 2023 -16 March 2023 How many more will there be on the list...?
