I would not use these people if your are selling a house at all!! They do not know what they are doing and invent issues at will. They cost me a fortune. Avoid at all cost.

Bellhouse Surveyors completed a valuation on my property on 22nd May and I can only say how fabulous I have found the service from them. Lynn was quick at responding to any and all queries I had, turnaround to have the valuation done was super fast, safe due to the current COVID-19 situation and very efficient. I have had 4 home buyer surveys completed on Victorian era houses by Lynn at Bellhouse Surveyors Warrington in the past 2 years. In a nutshell she is excellent and the service in the best I have ever received anywhere. I am a property investor based in London and have a portfolio of properties in the North West. My letting agent recommended Lynn as the best surveyor they know, so I took their advice as they have consistently given me excellent recommendations whenever I need something and this instance was no different. We have bought a number of properties in London over the decades and instructed several surveyors, so we understand what to expect. I have to say Lynn has been the best surveyor we have ever instructed. I wish we had one just like her in London! She is exceptionally thorough in her reports, they have all been of a fantastic standard and her advice has been invaluable both in terms of issues that have arisen within properties, the best way to deal with them and also her local knowledge around the area which is also key. She has fantastic communication and always advises how long it will take to be able to conduct the survey, and has on every occasion provided the survey within 24-48 hours. She has then been on hand when I have additional queries relating to the surveys to have discussions on the phone. Even during busy periods I have waited for Lynn to be available as I know the survey will be of a high standard and I need this expert advice when acquiring any property. They are large purchases and fairly old properties so I would not purchase one without her advice in Warrington. I have recommended Lynn to a good friend who is also currently purchasing 2 properties in Warrington, and he has been equally impressed by the service and advice. Overall: Impeccable 5*. Bellhouse were recommended to me by my solicitor and I have used them a few times. I always found them to be professional and thorough, enabling me to make an informed decision. Lynn was always available to explain details and give advice on what needed doing. I would highly recommend them and definitely use them again.
