If you are visiting the Uni and only need B&B, this is a good choice. Furniture is better than in many hotels. Staff is invisible but responds promptly by email. Breakfast is a challenge on a rainy day. Another challenge is checking out: it is not at all obvious that one simply drops keys in a box by the entrance. Wouldn't hurt placing a note about it in the rooms.
