    I would advise anyone UK based or overseas who is thinking of investing in property in Stoke on Trent and thinking of using Pegasus to do so, to do their own research regarding rental/house values, costs and location. I would also advise speaking to other estate agents too for their opinions. Pegasus make their money by charging their client a finders fee (which in my opinion is rather high). They then get someone else to complete the works and charge you a 10% fee for that privilege. If you are lucky enough to rent out your property you will then be charged again for this service. PEGASUS ARE NOT BOTHERED IF YOUR PROPERTY RENTS OUT OR NOT. THIS IS BECAUSE THEY HAVE ALREADY MADE THEIR MONEY FROM A FINDERS FEE AND WORKS COMMISSION. Stoke on Trent is one of the cheapest area's in the UK to buy property. So I do understand that if you are from the south of England, Hong Kong, the UAE or the Moon then you may think that these prices are too good to be true and the rates of return are better than anywhere else, But this is all relative. Finally prior to assigning Pegasus I suggest you ask your accountant to complete a director's credit check, current and ex directors and ask for his/her views on the results. Response. My review of Pegasus is not unfair or spam and is honest. Yesterday the main building contractor that you use to complete your construction works posted a 5 star review. If that is not unfair and biased I don't know what is. Do you not think it is a conflict of interest when a contractor you use then reviews a business that he gains financially from? Pegasus use social media and the internet in a big way to promote their business hopefully to gain more clients. There is nothing wrong with that, but it should be done in a truthful way and not be misleading. I feel you have made mistakes in your values and that has mislead people. If you choose to use social media in a public way to try and promote your business for financial gain your claims, figures and results can also be scrutinized. Your statements can be checked to see if they are factually correct and accurate. In July 2017 you Pegasus state that a 6 bed Sheppard Street, Stoke HMO conversion will rent out for 375-395 per bedroom and 450-495 per en suite bedroom. In January 2020 you have rooms for let at that same house for 355 and 425. Considering you valued these back in 2017 that is a big discrepancy and a factually inaccurate valuation. You say that you don't think potential clients should do a credit check on a previous director. Why not? Pegasus continue to use social media posts produced by that person. If that person is claiming a certain rate of return on a property investment or how well he/they have done out of it. Why should a potential client not see the proof in the form of a personal or business check which would show sold financial results. I would recommend checks be done on all businesses and personally.
