The house I am in had 8 people in without the correct high risk HMO license. No fire doors and it took a year for a working fire alarm to be installed. Furthermore it took months to replace a non working oven, they kept saying an engineer has come round and confirmed to them that it works! Lies and delaying tactics used regularly. They want to charge 750 for a tiny room when other people in the same flat are paying a whole 100 less for bigger rooms, they obviously put the price up if they think they can get more out of you and hide behind the landlord Russell Pascoe saying that its his decision, is he even aware of their behavior? They will try to exploit you and are just money grabbing.....They also tried to take deposit away from housemate. Disgusting agency...Avoid at all costs!!!!! reported to BBC watchdog, Trading standards and Hammersmith and Fulham council. STAY AWAY

The agency almost completely ignores the needs and requests of the tenants or acts in complete disregard from it. Actions are only taken if there is a vacancy, if the new tenant insist on it. Very poor service. We were 6 tenants in the house with a fridge that was too small just for myself, asked several times for another one they always refused and they excuse was that flats that size only needed one, I've been in several identical flats belonging to the agency with 2 fridges bigger than the in the flat I was. When I managed to create a space to dry the laundry that was big enough to serve everyone it was taken down and never replaced. I asked for a tumble dryer they said no because houses with a balcony didn't need it.... But they replaced the old working TV by a rubbish flat-screen because a TV is more important than drying your laundry in winter. They also threatened me to charge for all the damages I've made. (I'm a Handyman I've fixed countless things in that house)
