Shilpav handled the conveyancing on our recent house purchase. He was unresponsive, lacked proactivity and played a significant part in delaying the overall process. I regret engaging with him & BWT for their services and will look more carefully from now on. I would advise others to avoid as well.

In my whole life I have never left such a negative comment for anyone. I have always been told I am too scared to confront people. But I have to write this and share my terrible experience. Shilpavwas recommended by our mortgagebroker. He is a terrible solicitor and we will never use his services ever again. He does the absolute minimum. The conveyancingprocess took about 5 months, and I believe it wasShilpavwho has caused much delay in this process. Specificexamples include: he once emailed my landlord for an inquiry (my property is leasehold), and my landlord did not respond for 3 weeks. During this long time he did not do much chasing, neither did he let us know about this. Otherwise we could have chased the landlord ourselves to get an answer from him. Our buyer's solicitor asked for some planning permissions and building regulations certificate. All these documents can be found on the council's website. I had to do research on my own to understand what these documents are and where to find them, becauseShilpavis too slow. I believe a conveyancing solicitor should be familiar with such documents, butShilpavdid not know where to get these. Yes he called the council but what he did was just quietly waiting for feedback. However all the documents can be found right away online. So again he wasted days to get these. Another example, the buyerswanted the landlord's confirmation on whether they can keep pets. WhatShilpavdid was a simple copy and paste of the landlord's answer 'as what states in the lease'. But it says in the lease that 'if you want to keep pets you need the landlord's permission'. so the buyers just went back and forth again to get the confirmation. What this tells me is thatShilpavdidn'teven bother to check the lease himself, before he passed on this ambiguous answer. If you useShilpav's service, you will often feel you are blind about where theprocess gets to. If you chase him, all you get is a one-sentenceemail response. You will always be wondering what he has done, and if he has done it. And you will have to contact the estate agent yourselfto see if you can find out more about what'sgoing on. This is how I felt thiswhole time. AvoidShilpavat all cost.
