Our family of 6 stayed for 6 nights over Christmas 2022 - with a total of 14 sitting down for Christmas Day lunch. The was a large decorated real Christmas tree in the lounge with a garland over the fire place - another fake tree in the dining room/games room was just enough to give it a lovely Christmassy feel. A complimentary bottle of single malt whiskey, bottle of bubbly as well as a box of chocolates & mince pies was a lovely surprise. The house is very big & while most of the dcor & condition is OK, there were a few things broken/tatty - quite a lot of cobwebs & dust, but basically clean enough. We were advised only a few days before arrival that there was a problem with the upstairs plumbing & it could not be fixed in time for our stay. This meant that the upstairs toilet, master bedroom en-suite & hand basins in the rooms could not be used - but the bath & single basin could be, which I found strange. An online review from 2021 reported the same issues - so clearly an ongoing unresolved problem. Other problems we experienced were that the bottom/main oven kept going off when set to a high temperature (delaying our meal by over an hour), the central heating took a very long time to warm the house (the house was 15c when we arrived), inadequate hot water - a few of us had cold baths/showers & the downstairs walk in shower room was always cold. To be fair to our host - Rachel - she gave us a partial refund of 200 as compensation for the plumbing issues & the above problems. Other very minor gripes were that the WiFi coverage in the house was patchy & TV small (and picture starting to fail). Not deal breakers, but something to be aware of. No outside lights for the back garden (which was also quite unkempt), and the single light at the front door was inadequate when coming in from the pitch black car park & up the steps to the house. The snooker table was not something on our list of requirements & we didnt think it would be used, but after a drink everyone was an expert & it was used all evening, every evening! The bedrooms were big enough & bedding was fresh, as were the towels. Pets being permitted allowed us to bring our elderly dog and cat, both settled in very well. We were pleasantly surprised that both fast food deliveries we ordered made it to the secluded location without any issue or delay. In summary, it was almost always peaceful & quiet, with amazing views - perfectly adequate for our needs and very good value for money. If all the issues mentioned were sorted out I would give 5 stars & come back in a heartbeat - if not, I would probably consider other options in the area first, but not rule out Manor Farm completely.

We stayed here for a family wedding. It's a quiet location on a working farm and grandchildren loved seeing the animals - and friendly dogs! Plenty of room for 8 people. Well equipped kitchen. Loved the pool table! Friendly hosts. Great place to stay - lots of room for 8
