Spent three nights at this delightful property, where hosts Marcia and John were so friendly and helpful. It actually felt like staying with old friends. The accommodation was spacious, bedroom, bathroom and sole use of a lounge/ dining room.There was a wide range of choice at breakfast, we can recommend the homemade bread and no problem if we wanted to take food in later in the day. In these days of social distancing it was reassuring that there is only one b&b room. Can also recommend four books by JD March which were in the bedroom ,can't wait to read number 5. Many thanks will definitely be back.

I recently stayed at The Oaks with my best friend. She travelled froms Herts and i live just nearby in the Fens. We had a fantastic time, Marcia and John are a lovely couple and the breakfast was amazing, Marcia's homemade banana bread and waffles are to die for. I cant wait to come back and visit, they also have two friendly dogs but dont worry if your abit nervous around dogs they can be shut away.

The Oaks, Swaffham - where do I start? We have just spent 5 nights there and it is definitely the very best B&B we've ever stayed in. Fabulous accommodation - spotlessly clean, full of character, top quality - from the linen, towels, toiletries to the food used. I particularly appreciated the fresh cut flowers in every room from Marcia's beautiful garden and a daily supply of fresh milk on our tea/coffee tray. Breakfast was incredible - I miss having freshly squeezed orange juice, superb choice of fruits - strawberries, cherries, blueberries, grapes, peach, melon, pear and nectarine. Alongside this are yoghurts, muesli, granola, cornflakes, nuts and seeds. Followed by a choice of cooked items - I loved scrambled egg on homemade granary toast with smoked salmon. If you have any space left, then you've got to try Marcia's homemade breads and banana bread. It was refreshing to have pots of jam and chunks of butter instead of the usual individual packets. A bottomless cafetiere of coffee completes the picture! Marcia and John are wonderful hosts, really lovely friendly people who make time for guests in a very relaxed way. Pay attention to their advice on restaurants - they know the best places to eat. Beretta and Fabbri will also welcome you - they are adorable and well behaved Springer Spaniels. I apologise for such a lengthy review but not for the superlatives used! You will not regret staying at The Oaks. We will definitely be back - as soon as we possibly can!
