We have stayed with Emma's property for about 4 years. Emma's team have been nothing but professional. Always polite and trying to do the best for the tenant. When we had our difficulties with the flat (small repairs here and there), Emma's team managed to gave us immediate support.

Emma's team hide behind only being a managing agent, meaning that they can't resolve any issues themselves, but also will not get the landlord to fix the problems in the flats. They rented us a flat with broken windows, rotten window frames and several severe cracks in the roof. I sent countless emails pleading with them to fix these issues (and many others) for over a year, getting different excuses every time. First Covid meant that they couldn't change the windows (in 2021), then the landlord had issues with the company that would do it (the company later confirmed to me that they could have done it months before - they just didn't get the go ahead from the landlord), then they were waiting for approval from the council (I checked the council website and they never applied for approval). I even signed a contract extension on the promise that these issues would be fixed as soon as possible, only to get completely dismissed whenever I asked about it. By the time I got around the 5th leak on the ceiling I sued them for disrepair to get them to do something. This was the first and only time Emma called to check up on me, at which time she was aggressive and tried to gaslight me into thinking I was being unreasonable. I'm sure that if I hadn't sued the windows would still be broken (they only fixed mine, and not the ones in the flat next door that also had infiltration and were rotting - even though the guy who fixed mine mentioned that they were ready to change the rest whenever the landlord wanted to). That was also the first time they sent an actual independent contractor in to take a look at the roof for the leaks, because up until then they sent the landlord's trusty handyman, who would literally pick up some leaves and sticks from the roof and call it a day like that would fix the structural issues of the building. Do not trust these people to act on your best interest. Their purpose in life is to make money off of people and protect landlords who would rather let their own buildings collapse than fix any problems with them.
