How on earth have Orbit got 1.9 Stars? Please DO NOT fall for any single positive comment about this company; they will be untrue!! Working on behalf of an elderly couple in their eighties, it's absolutely disgusting that Orbit have allowed their property to fall into a condition that is not fit for purpose. There are no hand rails to allow them to get out of the bath, only one rail on the stairs, no telephone connection should there be an emergency, no shower, the toilet down stairs is outside, the main electric board is directly below the upstairs toilet outlet, and the only heating they have is a tiny 1950's style fireplace. The back boiler on the fireplace does not send any heat to the very few old radiators in place. Despite numerous promises, Orbit rarely ever turn up on site for repairs, maintenance or installing essential items to help elderly tenants. If however, rents are not paid for just a couple of weeks as occurred just once over a life-time, Orbit come out immediately to physically knock on the door to threaten legal proceedings. Trying to get in contact with Orbit to achieve anything is virtually impossible, and is clearly designed to waste such a lot of time it puts people off from calling. I have asked for feedback on requests for work to be carried out, which I know NHS Occupational Health and Social Services have also requested, as well as a meeting on site, but nothing is happening I have just been told by the Stratford District Council Housing Department that Orbit bought Stratford Housing 17 years ago, therefore own these properties. I had assumed they were just managed by Orbit. The lady in question went on to say; "Orbit are the worst housing company we deal with here at the council; I hear complaints about them on a daily basis. They are simply too big and can't manage their repairs, and they won't do anything until they are pressured into it by the Housing Ombudsman." In the light of this being such common knowledge, what the hell are we all paying the multiple layers of local, regional and national politicians for?

Im shocked at the lack of issues people are reporting. I honestly feel Orbit (the lettings team in particular) do their best to help people get into their home.

Fortem are the worst company to deal with, you make an appointments they dont turn up, when they do turn up they have this trait, they ask "whats the job" then say theor PDA'S dont give the job information. Next they will say, "right, we dont have the stuff to do the repair" Then its off sourcing what they need, 2 hours later, back, "yeah, we couldnt find white tiles anywhere in stratford, so we will put the job back on"! Another month for someone else again, pda's amazingly dont tell these poor workers what the job they are coming too is! My question is well why would you send a roofer to look at water tank thats not working? No wonder Fortem & Orbit are in such a mess. Its about time that the customer can sign when they arrive, when they finish, you would certainly see work out put go up to 100%. These people have been getting away with not turning up for jobs, when they do, going off for 2 hours, then you have to book the job again, and its another 6 weeks, if you are one of the lucky ones.
