Positives: Friendly, courteous & helpful reception, restaurant & bar staff. Restaurant food (Dinner & breakfast), good quality & several options. Location - hotel in quiet area & perfect to visit Royal Leamington Spa & surrounding villages. Negatives: room needed redecorating, several dirty marks on the walls. Kettle had black mould spots on the inside (it was replaced). Only one set of towels so had to ask for another set. Extractor fan in bathroom did not work & rust marks in the sink . Room definitely needed a redec. Thee stars overall for our stay
