Edward Mellor Estate Agents shouldn't be in business. Utterly disorganised and disinterested. Mellow's business practice appears to be to employ cheap, low skill labour whilst creaming off thousands for each house sale. I never spoke to anyone vaguely competent. Every phone call was excruciating. Like trying to have a conversation with a decaying zombie. This is not just my experience. The problems are structural. My brother and a friend had the exact same experiences. We were all pulling our hair out. This is how the business has been built and operates on a day to day basis. At the key moments when a decision needed to be made I would ask Mellor for their thoughts, insight, recommendations. This is the biggest economic decision of my life (250k+). I've never sold a property before. The staff at Mellor must know more about the process than I do - they sell houses for a living right?! Surely the reason they exist and I am paying them 3k is to benefit from their experience and professionalism? So I ask: "One offer is from a buy-to-let, one a first time buyer, one is in a chain. What are the pros and cons of selling to each? Should I just accept the highest offer or is one buyer type usually more safe/reliable than the others?" Answer (I kid you not): "I dunno, what do you think? Accept the one you think is best." !!?!?! This happened more than once. I never received an intelligent, experienced or considered response from any Mellor representative. EVER. So if Mellor don't provide support or advice garnered from their years of selling houses, they must be pretty damn good at the selling process itself then right? Wrong. After the house went up on RightMove I was inundated with calls from tens of random Mellor employees, all from different branches, asking if we were available to do viewings at this or that time or day. Many were asking about times already booked up. I received so many calls from so many clueless Mellor employees I may as well have fielded the calls from potential viewers myself. Why is this process not centralised? Mellor knew they had all of Saturday/Sunday to do viewings. Mellor knew THEY were doing the viewings. Why are they asking ME about each individual booking? Why is there no booking system? Why didn't they field the calls, build a schedule in-house and then just tell me what the day looked like? Why am I the point of contact, doing all of their secretarial work? Why am I warning Mellor about their double bookings?! On the day of the viewings they sent an 18 year old kid to show people around. I'm sure he was a lovely lad but he isn't going to be selling the property or providing quality information to potential buyers is he? I'm paying 3000 and Mellor is sending round cheap, low skilled labour. Absolute guarantee if a buyer asked a question his answer will be 'I dunno'. The exact same answer I kept getting if I ever asked Mellor a question. For the rest of the week we showed people round myself. These were the days the offers were generated from. From here on in I may as well have been sending emails into a black hole. Responses took weeks. Phone calls not returned. THREE THOUSAND POUNDS. For what? Putting the property on RightMove? Having me do the scheduling/viewings? For zero advice throughout the sale process? For ignoring my attempts at contact? To this day I have literally no idea what service they perform. For the most part they made things more difficult. A 3rd party that got in the way, created confusion and miscommunication. Thankfully, in a way, the chain fell through in 2021. I pulled the house off the market, in large part because I couldn't bear to pay Mellor 3k, and waited out the contractual obligations and resold in 2022. Mellor's PAID service was so poor I decided it was worth risking trying a free service. It couldn't be worse. Strike's FREE service ended up being MORE EFFICIENT (faster, an actual organised online booking system). I received sensible, supportive advice. Mellor's business model is exploitative, dead, old, irrelevant.
