No central heating for 2 years, week spouts of no hot water, broken lifts, broken windows, waste and rubbish surrounding the building, permanent scaffolding. Do not move here. We've been here since 2019 (out of circumstance) the building continues to decay under Criterion Hospitality, headed by greenwash/slum lord Asif Aziz. Totally negligent to tenants needs. Basic amenities and repairs incomplete. Avoid, forever.

If I could put zero starts I would- Criterion left all tenants in the building without hot water for over a week providing only one flat to shower for 100+ people. They, of course, do not adjust the rent according to the struggle they put their tenants trough.

Based on my experience living in Britannia Point, which is managed by Criterion Hospitality, I have noticed several concerning issues: -The windows have not been properly maintained. One window broke and fell to the ground, but luckily nobody was hurt. The building has had scaffolding around it for months now, and Merton council has even sued Criterion Hospitality over this issue. Additionally, the windows have not been cleaned in years. -The intercom system doesn't work, and despite reporting the issue to the maintenance team, I was told that they couldn't do anything about it. -The underfloor heating doesn't work in any of the flats, and instead, each flat is provided with just one AC unit for heating. However, this is not sufficient. -My flat had a temperature issue due to missing insulation on hot water pipes, resulting in a temperature of 36 degrees Celsius during the summer, and the AC unit wasn't powerful enough to counter the heat. After constantly badgering them for 8 months, I involved somebody from the council, and finally, they took action. -Currently, we have been without hot water for a week, and there is no sign of a resolution yet. This is unacceptable for an 18-story building in modern London. -At times, only one of the two lifts has been working for months, which is unacceptable for an 18-story building. -Criterion Hospitality estate agents have been found lying to customers. On property visits, they tell everyone that there is underfloor heating, and that it's temporarily not working, but an engineer is coming to fix it in a few days. They even rented a flat with a broken window by promising that it would be fixed by the time new tenants moved in. Based on all of these issues, I am concerned that Criterion Hospitality is not operating as a reputable company, and I hope that they are held accountable for their actions soon.
