    Assistance and advice moving from candidate to chartered status is very limited. Information is online only and helpdesk not very helpful unless it is about paying very high fees and then, very helpful!

    RICS surveyors are of questionable value if you are buying a house. RICS surveyor missed clear breach of GasSafe regulations (built-over polyethylene gas mains) & that stairs breached 42' maximum pitch on survey ahead of purchase. RICS not interested in any follow up action to complaint, citing the usual get-out clauses... Rather than spend a couple of thousand pounds on a RICS surveyor I would suggest to any buyer that they would be better off spending that money to take a gas engineer, electrician and decent builder around a potential purchase to spot any serious defects / breaches of building Regs.

    Dont trust the RICS! I along with other investors have been conned out of our life savings by a RICS member called Shahan Lall. His company Lall Property group went into liquidation in 2018 owing investors 1.5 million. Our contracts stated that our money was to be used for the acquisition and development of specific projects. The propertys were never purchased and the money was moved out of the company. A blatant fraud has taken place yet the chief investigator said he couldnt investigate it because although Lall is a member It took place in a company that was not under their regulation! They know they have a member whos committed fraud yet are happy to let him work under their Chartership! Please be careful when investing your money and dont expect any safety of security from the RICS.
