While the building is in a great location, it is let down by lackadaisical management which often passes the buck on issues, leaving apartments to fall into partial ruin. Since moving here in September 2018 I have had a leak in the brick work above the window, this would cause severe amounts of rainwater to flood the window sill and teter close to plug sockets unless monitored... This has not been fixed, nearly 12 months later. In addition, the bathroom floor has suffered water damage due to a lack of urgency to repair a broken toilet - which if continued to use would have flooded the entire apartment (something which incidentally also happened to a neighbor of mine). Beyond repair issues which affect my apartment, is the biggest issue, which is of a lack of security. The building security/management personnel is present most days but only until 4pm, after which there is no concierge as there is currently only one person fulfilling this role. The lack of security has resulted in the occasional theft occuring in common areas, namely parcels which have been reportedly stolen from tenants when delivery personell decide to leave items outside of an apartment door. As of a few months ago the "concierge" no longer accepts parcel delivery, meaning that if you want to get anything delivered you need to specify a delivery time you will be in or have it delivered to your place of work... Remind me again, what is the point of a concierge if you can't even get a parcel delivered safely in your absence? Perhaps the most damning indictment is the fact that this building at the time of accepting buyers and first Tennant's, was technically not fit for purpose and in breach of fire safety regulations. After a routine post fire alarm inspection, Marshall's advised that the building would have to be immediately brought up to standards, as surprise, surprise, there was worryingly no fire retardant filler used between the adjoining walls of the apartments, meaning that in the event of a serious fire occuring, you would have a Grenfell-like disaster on your hands as the fire would rapidly spread between apartments due to the lack of protection between the walls. While these fire safety works were being conducted, residents had to move out of their apartments and into temporary accommodation for little over 2 weeks, leaving behind valueable items and causing upheaval for many, even those lucky enough to get another apartment in the building, rather than being forced into a hotel for the two-three week period. Post fire safety works, the building is in an asthetically worse state due to a number of scratches, bumps and left over fireproof filler on various walls. Should you decide on renting here please note that you run the risk of ending up with a stylish apartment that is ruined by lackadaisical management that likes to pass-the-buck over who is the person responsible for the issue.
