Terrible company in my experience - double charged me and never performed works scheduled. As leaseholders we had to set up a private company to get rid of them. Im still owed thousands of pounds by this company even though weve been free of them since April 2021. Update: received the refund in December 2021. Seven months after cutting ties with them. Their comment about not receiving an email since 2018 is not true. I have emailed them as early as this year - 2021 - asking why they are still spamming me with automated email requests for charges. I think they need a new system because clearly something isnt working.

Apparently, me not being a 'lease-holder' means I am exempt from living in a property that is poorly managed by Pembroke (see response). Repeated letters from local council on issues are not responded to. Awful company, doesn't pay for repairs to be made efficiently and passes the costs to residents. Still no flood protocol despite being flooded for 6 months (a flood that the company couldn't be bothered to deal with for a silly amount of time). Also remedial work carried out in the building to ensure it meets fire regulatory requirements, after residents living in the block for over 2 years, then again, the costs were passed to residents.

Terrible chaotic service for extremely expensive and unreasonable cost -they charge money for works that they did not even carry out. Unprofessional and unreliable managers. I have owned leasehold properties for nearly 15 years with various agents in different parts of London and have never experienced such a awful level of service as I experience with Pembroke. They dont care about resolving issues in a cost effective way - issues in the property have never been resolved but only keep charging money unreasonably without getting the work done and the issue resolved. Their management is chaotic and disorganised. Communication is awful. I can't think of any worse service than what I have experienced with Pembroke.
