Fox Gregory St John's Wood Estate Agents

I found a flat to rent through Fox Gregory when I first moved to London last fall and am quite disappointed this was my initial experience of renting in London. My impression is that it seems there is very little vetting of landlords, and the focus feels more on profit than ensuring the well-being of renters. I paid up front for 6 months worth of rent since I am a post graduate student here on a student visa. Because I paid in advance, I imagined I would be considered responsible and be treated as a valued tenant. My experience was, unfortunately, not that expectation. My flat had numerous issues: e.g., a faulty fridge that was leaking gas, causing health concerns; months of boiler issues and lack of hot water for showers (during the winter months, at that); occurrences where my flat was entered by workmen and/or the landlord without my knowledge or without a 24-hour advance notice given, which is a violation of a tenants quiet enjoyment; etc. The landlord was often dismissive to concerns brought forward, resulting in his delayed action to seek viable solutions. Thankfully, there was a clause to break out of the lease upon agreement with the landlord at the 6-month mark. There was little involvement from the agency while facing these issues. I brought initial concerns to them, but felt the communication received back was a bit lacking, so I tried to handle most issues with the landlord directly. They did attempt to step in more after I asked to leave after the 6-month mark, but then they curiously became uninvolved completely toward the end of my tenancy. Even now, I have yet to receive any form of contact back from them regarding the return of my deposit. This is disappointing, especially after reading other positive reviews where they were willing to help renters. The primary reason I am writing a review is because I hope individuals who read this may find it helpful in their housing search. Since moving into my new flat, my experience has been entirely different and quite redeeming. This is validation enough concerning the grievances I have regarding my experience renting through this agency. The way the entire situation has been handled is not the way renting should be conducted by those with the authority and power to do better on behalf of responsible tenants who are simply desiring a safe and well-functioning place to live. I do hope they strive to better ensure the landlords they work with are good, safe, and trustworthy individuals on behalf of the renters they do business with.

I have never bothered writing a Google review, but I had no choice this time because Fox Gregory is by far the most pathetic excuse of an estate agency I have ever had the misfortune of dealing with and people should know about it. Firstly, they're completely dishonest. During the viewing, they said the property does not have parking but gave me a fob key to access the private car park and said I can park there without a permit since their other tenants do so and supposedly have never had any problems. They also said to not tell anyone that they're giving me a fob key which was also shady to say the least. They knew I was reluctant in making an offer on the property due to lack of official parking but deceived me by saying it was okay to park there with their fob key. The first day I park in the private car park which was only accessible through the fob key they gave me I got fined. When I asked them to compensate me since they lied to me they said they did not force me to park there. Really? They have no integrity or professionalism. They literally give out fob keys to tenants without parking permits behind the landlord's back. They just do whatever they have to do to make the sale and then they will completely forget about you and ignore all your emails and calls for weeks. You'll end up chasing them for the most basic things for the longest time and have no peace of mind whatsoever. I had mould growing in my apartment for over a month (see image) due to a leak in the flat above and nothing was done about it. Even though my flat was unfit for human habitation they did not even have the decency to get the mould removed and after a whole month they just said that they are no longer managing the property since it has become problematic and told me to contact the new agency who were managing the flat about the problem. Words cannot describe how poor their service is. Avoid Fox Gregory at all costs. No matter how good the flat is, if Fox Gregory is managing it, then you're going to regret it for your whole tenancy. Totally agree with all the other 1 star reviews. Absolute cowboys. Don't be fooled by the 4 star rating. There's a reason why all the 4-5 star reviews have 0 likes yet all the 1-2 star reviews have 15-20 likes.

Fox Gregory has been very helpful in each step of renting a property. Especially Atlanta and Sara have been very focused and dedicated at making sure that I get a property most suitable to my requirements and they made sure that the entire process after finding a property which they helped me find, goes smoothly. Im currently living in an apartment I absolutely love, all thanks to Fox Gregory and Atlanta and Sara.
