    Apsolute disgrace of a property management company. They have increased the service charge from 7k to 15k per year, with no real justification. When I call they do not even take my calls. Senior management, could not even tell me my cost for the year (15k). We will do everything in our power to get rid of this overcharging company very soon. Do not read the other messages which are properly fake, like their maintenance! Stay away, they are apsolutely ridiculous.

    Grace Crofts Lawrence has really made a big difference ! We have had considerable difficulty over many years with tenants in the adjoining apartments leaving piles of rubbish in our basement area . In the past the response from Blenheims generally has been poor but Grace has been really excellent in organising clean ups and notifying the tenants.

    We recently sold a flat that we owned for the last 5 years. Blenheims was the estate manager throughout. The amount was increased yearly and we were paying for management fees twice the average amount in our neighbourhood (Swindon). The sum was 200/month for a 2 bed flat. This was frustrating as we received nothing in return for this pretty steep fee. The only landscape maintenance would have been a hedge, which the ground floor neighbors were cutting themselves as Blenheims never sent a gardner. Then the trash around the property was never gathered. I took that onto myself. The lights on the staircase was always broken and we were going up and downstairs in the dark for a year. Then they fixed it and it was always on in broad daylight, at our expenses, of course. The faade is grim. The windows / sills mouldy on the outside. I ended up cleaning mine using my climbing harness. There was even a fee for water expenditure - in a building with no communal or outside tap! Then the horrible managed rain ingression issue. We had rainwater inundation in our bedroom, onsuite and living room. This took 1 whole year to sort out. There was scaffolding for some 8 months outside the building with no contractor whatsoever going up the roof to see the issue. It was, again, charged to the residents. The leak was eventually bodged by a handyman and did not fix the issues so Blenheims decided it's the top floor neighbors issue to fix with his own money. Way to sort it out, hey?! Then upon sale, the agency took their sweet time to give away any documentation needed for selling and that, together with the exorbitant amount of money they were charging, made 2 sales fall through. The customer service is also appalling and we were always waiting for a week on average for a response to any queries. Overall this company is a total ripoff and they offer nothing in exchange for 200/month X 7 flats. You do the maths and correct me if I am wrong. This practice is sadly common ground in the UK and it's my opinion that the government should do as much as possible to regulate their affairs in some way, as there is no cap to what they can charge for providing fictive services. This just turns outright ownership of a flat/leasehold into a life long rent. To finish: I strongly advise you to CHANGE ESTATE AGENTS if you end up with Blenheims, as soon as possible. They charge the most amount in the market and the services are NON EXISTENT.
