    Im here to share my ongoing *current* experience with Ryan Property Law as the first time buyer of a house from a vendor using a solicitor from this company. During this current period where conveyancing case requests have reduced in volume since the rise in mortgage interest rates last year, this estate agents have managed to fail to settle my vendors enquiries in a timely fashion (approximately 6 weeks and counting from my estimate despite my solicitor wrapping up searches and enquiries in less than 1 month). To add to this, they appear to be providing two different accounts of why this is, they are telling my solicitor it is due to outstanding enquiries, whereas they are telling their client who is my vendor- that there is nothing outstanding that is preventing confirmed completion for next month. This is also what the estate agents are telling me the vendor's solicitors are informing them. I do not believe the estate agents are lying to me and therefore I have recently posted the communication Ryan Property Law has had with my solicitor by recorded delivery to their client (the vendor) directly. I have also sent a copy of what my solicitor is telling me that Ryan Property Law are telling my solicitor to the handling estate agent direct. This is to ensure they are fully aware of the mistruths Ryan Property Law appear to be communicating to different parties. This is needed because the vendor appears to be under the misunderstanding that completion dates are set in stone and that there is nothing outstanding on her end preventing full confirmation of the completion date. And before the threat of defamation is made, the definition of defamation is a false statement. My emails between my solicitor and I, and what the estate agent (who is acting a middleman) is informing me renders the threat of civil action fruitless. A warning to those who are selling their houses particularly in this market: Choose your solicitors very carefully as your solicitor is strong determining factor of whether you lose buyers in this tough selling market, which will likely result in you having to decrease your selling price even further.

    I tried contacting this firm with an enquiry initially by webform (for a service they had listed). There was no response forthcoming. I then contacted them by telephone several days later to chase-up the enquiry; a callback was promised but never happened. Absolutely useless!
