Awful from start to finish. - gave me flat completely full of dust, clutter and stained dark brown with nicotine. Landlord painted over all the windows sealing them shut. - boiler broke, took 6 months to repair correctly. Mirian did not chase contractors so i had to. - got stolen from, then the night after my window lock just fell out of the window like dropping a used ammo clip. So the window wouldnt lock, right next to where the guy rooting through my stuff was crouching the night before. Took Gillian a week to get it sorted, yet again not checking or chasing pending maintenance work. - property got horrific structural damp, wet walls etc, we were told by contractors that the front door nor back door were fitted to the property correctly so this will happen every winter despite ventilating. Gillian blamed us for not ventilating & having a closed lid fish tank . She assured us the damp would be rectified before putting the property on the market then bam, its right back on the market a week after we leave. - we wanted to leave because the flat and our agent was a total mess and gave our notice. - Gillian advised us that it needs to be a full month from our payday . I countered that the property want suitable for habitation. I gave them a full 3wks notice to vacate. Gillain came and did a pre checkout on that date so SHE KNEW that was our last date. I handed the keys to her in hand which reliquishes responsibility of the property then she charged us for an additional 1.5 weeks rent and council tax because thats not how it works which shows these guys are likely not ARLA trained so dont know the actual way it works. We requested on 18/01/23 under freedom of information for all system notes and comms regarding our tenancy be released to is for evidence. Gillain advised we dont have system notes etc youre an estate agent. How do you not have system notes and function at all. Blatant lies. Said she would sent them too is and ignored us ever since. Incompetent, shady, snakey do not care about tenants only their landlords and their money because of the assured rent scheme I highly request the new MDs contact me about this as i have no way to contact them. I was nothing but easy going and open the whole time and still got shafted. Should have used my rights and squatted without paying rent. Awful team. The sales team are absolutely lovely to talk to though.

we have used guilghall lettings on and off for many years now and found them to be very knowledgeable and easy to deal with. both gillian and lauren have been there forever, so you can rely on familiarity which is very reassuring. every tenant they have found us have been spot on, and we haven't had any problems ( touch wood ! ) would highly recommend them for lettings, and will definitely use the new sales department when the time comes ! MANY THANKS.
