    Our building work started with helm on the 13th April 2015 and was due to be finished on he 2nd week of august but work actually finished at the end of November 2015 and there are still works that require finishing. We didnt rush into selecting a builder to complete our project (two storey side extension, loft conversion and 4mtr extension at rear single storey). We had quotes from many companies but the contracts manager from helm was very convincing and sold helm as a company that could meet all of our needs. Helms quote wasnt the cheapest but we decided to go with them on the agreement that we would remain living in the house throughout the building works. Work started on the 13th of April with two sub-contractors who moved our garage. A week after two builders from helm began work digging out the foundations, this seemed to be too few considering the size of the project and progress was slow. Unbeknown to us the contract manager had quit the firm the day after our work started and the foreman was also quitting the firm and being made to work a months notice. The foremans lack of interest in our job led to a catalog of errors being made including the loft conversion floor being incorrectly fitted too high, incorrect sized windows being ordered and widow heights being wrong. Damage to our property during the fitting of steelworks went unreported and when we highlighted issues that any problems were acknowledged even then they were not acted upon. We had an issues with a neighbour (access and scaffolding) which caused a delay, we were advised by the MD to take the builders off site to avoid being charged, which we agreed to do. Helm did charge us for this overrun. When the builders returned, progress was slow and each time this was questioned we were told not to worry. In august we went on holiday for a week and agreed to stay out of the property for another two weeks to allow the builders to regain the lost ground. After 3 weeks of being out of the house we saw little progress, at least three times the house was left unsecured. We informed Helm we needed to move back in and that we would need a working toilet / bathroom. We moved back with no kitchen, hot water or toilet, with 3 children we were left to use a camping toilet and boil a kettle for hot water. It took helm nearly a week to finally sort a toilet. The cloakroom window was plastered off line and appeared to be wonky as does the plumbing for the toilet as the waste pipe has been installed in the wrong place. The plastering in the loft conversion was poorly completed. One of the windows in the loft conversion is a single glazed skylight that does not meet building regs and is causing damp that it is damaging the plaster and window frame. This was reported to helm in November, we are still waiting for it to be replaced. The kitchen was fitted by Helms, the standard of the fit was poor with upstand edges being filed down too far and botched with filler, tool damage to the island worktop which was being used as a workbench. Kickboards were cut too short leaving gaps, the cooker hood is not properly secured to the wall. The window height in the kitchen was not correct and as a result the upstands couldnt go all the way around the counter. The garage door lintels were not correct resulting in a wonky looking door frame this was blamed on the bricklayers. The front door to the porch was not fitted properly. We had a mist coat of paint applied, this was arranged by helm, the work was sloppy with resulting in a very sub standard finish. The replacement doors on the first floor had the handles fitted in the wrong place when this was pointed out the handles were moved and the holes were bodged with filler. We still waiting for roofing sub-contractor to return & finish work. Helm has yet to finish the kitchen & sort the window in the loft conversion. The best advice I can offer anyone thinking of a development is to avoid this firm, their communication is appalling and the only thing that is on time is their invoices.
