Well built houses with a great layout but let down by the size of the plots and location. I can now see why so many people on this estate have put their houses back up for sale after such a short period of owning them. I was interested in Plot 52 (Holden) so went down after work last night (Friday 14th April) to view the general plot area. Walked along to Plot 165 (now sold) just to look at the house style from the outside and view onto the green. I was initially impressed. All the houses on this row are constructed from stone with nice views overlooking the green space . however that's where the positives end. There was a strong smell of cannabis coming from the houses behind, I wouldn't like sitting in my garden with that smell coming over and through the garden fence. The plots are also really small considering these houses are 400K plus. I suppose its inevitable as the housebuilder has been forced to build so many affordable homes and need to recoup their costs but its such a shame. All the houses have narrow drives, no room for the driver to open the door let alone driver and passenger. Garden of Plot 165 looks like a prison exercise yard (from what we could see from the end of the drive) with multiple garage walls on different levels. Fencing has gaps between the boards so you can see through to your neighbours garden. Why don't they spend a little more and erect solid fences? With these houses you don't even have access to one side of your house as the drive to the neighbouring house prevents access. Finally I was surprised how noisy this site was. Cars racing round the estate with loud exhausts. Could also hear a lot of traffic noise from Pickering town centre and also the tyre roar from the Whitby road. You might be on the edge of the North York Moors but you wouldn't think it. I'm glad we went down to view the site as you can so easily be caught out buying off plan. We are now looking at a few used houses in Pickering. Similar in price, but quieter locations and much bigger plots with sensibly sized garages and driveways.
