We started off as one of a number of leaseholders in a block about 5 years ago and eventually bought out the freeholder. During the period before the purchase of the freehold, we found it extremely difficult to form a relationship with any particular property manager because of the high turnover of the individuals allocated to our property. The experience with various property managers was variable and, in all fairness, only one of them could be described as responsive or caring. Unfortunately, her tenure was very short lived. We have repeated problems and inaccuracies with the accounts department. Any attempt to resolve the situation were met by a variety of excuses and unfulfilled promises. It was not possible to speak with an individual in the accounts department. Rather those responsible constantly hid behind a group email address such that one did not know who one was dealing with other than a faceless entity. A previous reviewers comment that we act for the freeholder and not you resonates as that was one of the variety of comments that we were on the receiving end of. Supervision of major external maintenance work was poor to negligible with the contract for the supervision of such work being awarded to HMLs own inhouse firm of surveyors. Unfortunately, we only found out after the event that the surveyors were a member of the HML group. So much for any concept of independence. Notwithstanding the above we decide to give HML the benefit of the doubt after the acquisition of the freehold by giving them the opportunity to pitch for the ongoing management work. Unfortunately, the experience turned out to be very disappointing. Although, our property manager was a perfectly decent individual, it turned out that he had no background in property management and had simply, been shoe- horned in during the first Covid lockdown, having been a casualty of the hospitality sector. Ultimately, we found other agents who have proved to be far more professional in their approach. One final comment relates to a further proposed round of major works initiated by the former freeholder. All the tenants immediately thought the charges to be outrageous and disproportionate. Our own subsequent investigation of the tendering process proved that we were right to be sceptical. In summary, we consider HML Hathaways to be a firm that we would not engage with in the future and would not recommend under any circumstances. They are unprofessional, expensive, irresponsible, and incompetent.
