1) Before signing the contract, the property manager was very welcoming and mentioned all the 'benefits' about the property that I would be moving into. He promised that he would provide a fully furnished bedroom, with a bed, bed side tables and even a TV cabinet. Once I signed the contract and paid my first months rent and deposit (which wasn't even put into a deposit scheme) - it was like I didn't exist and nothing I was promised was provided apart from a cheap bed that I did not choose. He wouldn't answer his phone or call back and he ignored my messages. For instance, the day of moving in, I noticed 3 cheap beds that were shoved in my room for storage. After noticing that none of them were the bed I chose, and wondering why there were all these beds in my room with no explanation - I proceeded to call him with no answer at all - I had to wait 2 hours for him to tell me to move the other beds out of my room, myself... 2) No background checks or referencing checks were done before signing the contract. 3) My deposit was to be used for my last months rent and was not even placed in a deposit scheme. 4) Standard maintenance and upkeep for the house was completely neglected, eg. We had asked since September 2020 for the huge accumulation of leaves to be collected (as they were piling up in the front and back gardens and we couldn't use the space). It was taking so long that I even offered to do it myself if a rake was provided (I was ignored). Other issues like a broken toilet flush in the communal bathroom were also ignored. I was told it wasn't a priority to be fixed. The 2x garages couldn't be used as the doors wouldn't open all the way. I was also ignored about this. My car started rusting as a result. 5) I was also denied the address of the landlord (which is illegal) - and was told that the landlord has nothing to do with my tenancy. 6) No electricity or Gas certificates were provided. The house was then placed on a credit meter, where us tenants had to keep track of the money spent and inform the property manager when it was low. This resulted in 4x power outages because I was ignored on text messages when I told them the credit was low. 7) There was no safety signage for fire safety anywhere in the HMO - which is illegal. 8) There was no where near enough fridge or freezer space. (One standard fridge freezer for 6 people). The freezer had 2 small drawers. 9) There was no area to socialise. The property manager converted the living room and dining room into more bedrooms. The only area to eat was the conservatory, which was too cold to eat in, in winter. 10) The 'dining' table was broken and only 3 chairs were provided (one of which was broken and unusable and only benefiting 2 out of 6 tenants at one time). 11) The property manager would let himself and house viewers into the house unannounced with no formal warning - this was also during lockdown which was a health and safety risk. 12) The property manager would also pay me and the other tenants to show people around the house as he couldn't be bothered to show up. 13) One of the housemates didn't even have a signed contract when living at the property, even after asking countless times for it. 14) I gave my notice on March 1st 2021 ( the end of tenancy agreement was 2 months but I could only give 1 month) - the property manager and I came to an agreement that I could give 1 month and my deposit (which was supposed to be used for my last months rent) - would be refunded back to me once they had someone to replace me in the house (I have a written proof of this). Someone replaced me the day after I moved out, 2 April 2020 - I then asked for my deposit back. I was ignored for a full week. I told the property manager that I would be taking it further if he did not respond or refund it to me. I was STILL ignored. He then messaged me a few days later and promised me that it would be refunded on the upcoming Friday. It was not paid... It took a lot of texting and threatening with legal action (3 weeks) - he then paid it.. Do not rent with this company.

Tried to get a viewing for 5 days but they took hours and hours to respond, cancelling the only viewing they confirmed an hour before I was due to arrive. Called them upwards of 5 days over 5 days and not once did they answer the phone, even though they use a mobile number and had been replying to messages on it. Really terrible customer service, wouldn't recommend until they are more reliable and organised.
