We chose to use Rickards because they were the only agent who honoured their appointment to value the house with our Probate solicitor. They proved to be very professional and friendly throughout the selling process. They communicated regularly and clearly and provided sound advice when needed. Can highly recommend.

Thousands of pounds of repair works were needed that the survey missed. Rickard's Level 3 Survey wasn't worth the paper it was written on, let alone the 995 cost. Areas that required repair were not even written down, but the areas they fall under were all marked as 'red'. This protects the surveyor so you can't make a claim against him as he 'warned you' - by marking everything as in need of further checks but giving no information. On comparison, a family member's Level 2 Survey from another company cost 395 and contained over twice the written information and was far more accurate and detailed. Iain Rickard is more focused on protecting himself from liability in his surveys than he is in doing a good job and providing the customer with adequate information. Avoid this surveyor if you want a thorough survey.

Gillian at Rickards Morpeth was diligent, professional, supportive and helpful, from a buyers perspective we couldn't have asked for better. Our purchase was a bit more complex than most, but nothing phased Gillian, not even my 300 emails a day! I have no hesitation in recommending.
