Absolutely horrible company! Zero service! A sheer endless amount of complaints against them from most of all residents in 295 Kingsland Road, Benyon Wharf since we've started renting one and a half years ago, to a point where noone expects them to do anything anymore, and any requests that they answer take weeks and months to get fulfilled, while they supposedly take a huge paycheck form the shareholders. Among the many issues: - Getting the broken lights on public pathways exchanged takes months to get done. The request with detailed pictures of all 85 (!) broken lights has not been finished since made in November 2021. - There is no service from them on site. They don't even come to visit. So the defects don't come to their attention unless multiple residents target the issue at the same time. - Parts of the facade keep falling off. See pictures with yellow circles for parts of the wooden facade that keep coming off. Obivously a huge saftey issue. - Tiles in the courtyard coming off (picture 2). A long lasting issue that also affects the water feature in the courtyard, which had to remain shut off for two months now due to leakage and tiles coming off the sides. The tiles on the wall in the picture haven't been fixed in three months. - Broken glass door on sixth floor (third picture), that shattered during Storm Eunice in early February 2022. Also not fixed since. - A big piece of the wooden facade (last picture) that threatened to come off and most likely destroy the roof underneath, was only barely fixed. - There used to be cleaning personnel on site once a week. The last time that person was here (about 8 months ago) they told a resident that L&T had stopped paying their contractor, so they wouldn't be able to come anymore. No need to explain that the general appearance of the building is going under. - Both elevators need to be fixed on a monthly basis. Supposedly because L&T only let the absolute minimum be done rather than paying for the actually issues being repaired. This unfathomable mismanagement cannot be ignored and I feel a moral responsibility to share it with anyone who is considering to engage with L&T. My clear warning: DO NOT ENGAGE WITH THIS COMPANY!

Agregoius negligence and management from L&T. I have been living at Benyon Wharf, L&T managed, for the past 18 months. The photos posted were taken on the 17th of May, 2022. The poor maintenance of the building speaks for itself. Its not only hazardous to children, but poses an immediate danger. It truly feels like L&T hires inadequate contractors and/or has no haste to address problems properly. Below are a couple of empirical examples 1. Elevator is still broken, it breaks every other month and takes a while to be fixed. It seems like L&T fixes on the cheap instead of addressing it for long term sustainability. 2. Bird Spikes are falling from the roofs which again poses a danger for people and running children. 3. Graffiti has remained in the Benyon Wharf entrance for months. 4. Tiles in the court yard have fallen off. The management company is too cheap to replace. 5. The water pond hasnt been running in a couple of months. Stagnant water is likely posing a danger for Legionnaires' disease and other diseases stagnant water can cultivate. 6. Doors are in poor condition and havent been addressed in months. 7. Elevators have poor hygiene and maintenance. I believe they hire cheap cleaning companies to do the bare minimum. I had a conversation with a cleaning man who used to come regularly. Turns out he had not been paid from L&T or their contractors which is why he stopped coming around. Reeks of poor management to me whether or not it was contracted directly by L&T. 8. Wooden planks coming off from all around the building. If youre considering doing business with them Id stay far away.

I also have had a very poor level of service from L&T over the last decade. While most of their employees have been very personable they have a very high turnover of staff. Not all the problems are their fault, and the system of leasehold and property management is clearly broken. But they have proven themselves to be unable to maintain the building and have failed to communicate with the residents. Please dont try to undermine this review, as you did the one above, by claiming that as a renter not a leaseholder I dont understand. We also pay towards the service charge, all be it indirectly through rent! If you responded to our emails and calls as quickly as you jump on social media your reviews might be better!
