This is the worst Managing Agent and they should not be allowed to operate. The lack of communication is terrible when trying to contact Preside, most attempts you won't get past the gatekeeper and many emails are ignored and if you do get a response it's a false promise (but they're very quickly to contact you if you try to dispute paying the service charges). The amount of stress Preside caused me and other tenants is insanely high. Why it's been stressful for me, I informed Preside of a leak I had in my property in December 2019 and it took them till late August 2021 for the leak to be stopped. All that needed to be done was someone needed to gain access in the flat above mine to inspect and stop the leak, I understand there can be delays with covid and possibly unhelpful tenants but over two years is ridiculous. From December 2019 to September 2020, the leak continued and was causing damage, which over the course of these months the damages got worse and this resulted into mould appearing on my bathroom wall just above my shower and also on a wall in my kitchen. During this period, I was told by Preside that repairs would be made and they were investigating the issue but nothing happened. Multiple calls not getting past the gatekeeper, multiple emails ignored and the email responses I did receive were false promises. Until September 2020 I was informed by Preside that repairs had been made, the next step they were going to arrange someone to come down to my property to start the process of getting repairs done, but this never happened I kept getting emails saying the person is still doing a job and then had an operation so needs time off. But then in February 2021, my leak returned! I was not surprised though, as back when Preside informed me the leaks were done, the tenants above weren't living there (the walls are thin so I can hear them walking, muffled TV noises etc). So no one using the toilets or bath which was the cause of leak and also a cracked wall by the bath. But the moment they come back the leak returns and was just as bad. When I informed Preside at the time, I had no responses to my emails, and if I did get responses they were just sent the same emails they already sent just worded differently. April 2021 things slightly changed as there was some progress, someone did come over to take pictures of the damages in my property, they assessed the damage in the property above and gave the quote to the owner, and thankfully the owner of the property above mine has arranged contractors to repair all damages. It took till late August 2021 to finally get confirmation that the works were done to fix the cause of leak... To conclude, my experience with Preside has been mostly terrible, I have had a relatively stressful 2 years dealing with a leak I couldn't stop and slowly seeing the damages get worse and seeing thick black mould appear, for 2 years I was showering surrounded by black mould. I also made a complaint against Preside to the Property Ombudsman and they supported my complaint but the claim fell through as Preside went into Liquidation - Case Ref 48361\TPO. But nothing changed, Preside are now officially Management Accountants Limited and everything is the same apart from the name (same employees, same office address).

The Estate I live is supposed be looked after and managed by Preside. But they basically don't do any job . There are rubbish everywhere. Garage doors are broken. The carpets inside the blocks are all dirty. I can not even open my windows in the summer because of the flies as the gutter was never cleaned up . Preside does not deserve a single penny as they are never there when a job needs to be done. They only contact you when they ask you to pay your service charge. Leaseholders should never pay any service charge to these people. They do not deserve any star!

Absolutely disgusting service. In fact no service at all. The place is a mess and the team don't respond to any communication unless it's about money. Tye state of where I live is a joke.

This lot have got to be the worst property company I've ever come across in over 50 years of work.... Absolute Joke Think they have lost most of the blocks now & gone under! Unfortunately owing a lot of money!
