I am the leaseholder of a flat managed by Benjamin Stevens and Sally Drake . Sally has been absolutely FANTASTIC in everything she has done for the block. Words cannot describe how amazing she has been . The block was in pieces before Sally took charge. Her knowledge, her time, her effort, her manner , her willingness to help, and her kind caring nature are second to none. If it wasn't for Sally, i would have sold my flat several years ago. So many people have failed to improve the block before Sally took charge I cannot thank her enough for what she has done. She is always always willing to go the extra mile and even works beyond working hours Thank you Sally for everything you have done for the block You are a credit to Benjamin Stevens

Sally Drake has been running our building for the past few years and she's been just the right amount of hands on. She's done a great job managing the directors as well as the building. I would highly recommend both Sally and BSBM.

We as residents are absolutely delighted that BSBM ARE NO LONGER our managing agents. Absolutely useless company. They are bullies too. Never respond to emails. Sally drake is completely useless and has no clue about property law, and uses bully tactics in emails. They ignore e mails when things need to get done. Happy to take extortionate amounts for managing and do nothing. A few examples for about a year a paving slab is uneven, the carpark light has been out for about a year, rats in the bin sheds. The list is endless.There was never a AGM in years. One time I went into the office to complain and one of the workers took a swing at me. When they do something the contractors they appoint are cowboys. Residents have caught the cleaner urinating in the bin sheds PLEASE AVOID AT ALL COSTS!!!

We moved from a flat that was managed by Benjamin Stevens, when they were previously known as Frederick George, and we can honestly say that years of poor service provided by them was a major factor in our decision to sell the property and leave. We lived in the flat for over 10 years, and during that time FG held their hand out like clockwork for service charges but showed very little in terms of improvements to the block. We were getting comments from potential buyers about the stark contrast between the inside of our flat and the exterior of the block, which was in poor condition. Any works that were carried out had to be paid for by the owners on top of the service fees, but their quotes were always overinflated. One year their accountants filed the accounts late with Companies House and FG stuck the owners with the late fee. When we asked why the owners were being held liable for the fault, they skirted-around the question until we eventually got fed-up. The selling process itself was especially bad, with their admin staff member Sally Drake seeming to believe that she knew more than our solicitor about the legal process and patronising them (our solicitors words). Our solicitor even complained that she had never encountered such a management company in her years of conveyance and our estate agent called them 'notorious'. They nearly caused our sale to fall through due to taking a ridiculous amount of time to answer the solicitor queries. Contacting the owner, Steven, in our frustration helped us to eventually get what we needed though it never should have reached that point in the first place. We would urge anyone considering Benjamin Stevens/Frederick George to think twice. The previous admin staff carried over from Frederick George are particularly useless and extremely rude. We tried our hardest to change the management over the years with no luck. Giving up and selling the property was the best decision weve ever made to not have to deal with them anymore.
