Great helpful and friendly. Our house is in Smithdown really good clean repainted before we arrived met at property and walk around excellent service. The lounge was repainted when we lived in the first house and excellent communication new sofas and a great look we moved to another small house in our 3rd year and so far so good again. I just dont believe some of these negative reviews OMG just get a life. We always got told when they where coming and are happy to see them. If things break they fixed them, yes they know housing stuff well they are Landlords they should do, I am happy are Landlord knows what they are doing and everything is above board they carry out testing on fire alarm boiler etc and we always know what going on we all feel safe. We have not got a bad thing to say about them. When we contact them they answer and sort it out we have friends that came to our house for six months and used are washing machine as their landlord would not repair it.

STUDENTS: STAY AWAY. As a 2nd year student, 5 friends from halls and I moved into a Glennwood property in Liverpool and collectively the 6 of us would advise anyone looking into a property through this agency to look elsewhere asap. Upon moving into the property we had multiple issues including leaks, mould and broken items around the house which were either blatantly ignored or simply painted over. An example would be the curtains in the living room being broken and remaining that way the entire tenancy despite asking for it to be fixed countlessly. The property also had clearly not received the professional clean we were told had taken place. Throughout the year we struggled to have any effective correspondence on grievances we may have had around the house, often being accused of being responsible for any issues eg faulty equipment. In one specific incident with our clothes dryer breaking down and burning clothing, when asked for help, the agency proceeded to patronise us, telling us it must be our fault, not using the equipment properly or even breaking it, threatening us with potential charges if their contractor didnt find sufficient issues. The agency were clearly doing some serious gymnastics to avoid replacing the equipment we were entitled to through our tenancy. Also a massive warning, especially with the current economic landscape, be very careful with the energy cap provided by the agency. We found the agency to be very coy on discussing our energy bill cap within our contract, dodging talking about it when asked. The cap (in case of our 6 bed house) was around half of the average national usage for gas and electric of a house that size. Add water bills into that cap and even with us actively being very conservative with our utilities, we inevitably ran out roughly 4 months into the 12 month tenancy, having to pay close to 1,000 on utility bills between 6 of us, something which was obviously a huge struggle for a group of full time students. The agency know exactly what they are doing with this cap so bare this in mind if you are going to use this agency for your accommodation. We also had significant trouble with our departure at the end of our tenancy and the return of our deposit. As a group, we were quite naive to our rights in this situation and perhaps trusted the agency too much. *YOU ARE NOT RESPONSIBLE FOR A PROFESSIONAL CLEAN.* When leaving the property, the agency provided us with a checklist for the cleaning of the property, we cleaned the house to the best of our abilities, completing the checklist and believing we left the house in a better state than how we found it. Most importantly, we left the property in a liveable state. The property being in liveable state for the next tenants is what you are responsible for, any further cleaning services conducted by the agency is THEIR CHOICE. As you can guess, Glennwood conducted a professional clean, costing over 300 out of our deposits. Their justification for this was slight pockets of dust in corners or under desks or a McDonalds monopoly sticker under a table, clearly making the property unliveable There also were 2 separate issues which had been briefly mentioned to the agency and just as quickly dismissed as being nothing to worry about, a stiff window hinge and a broken drawer in one of the bedroom chest of drawers. Come the end of the tenancy the agency did a u turn on this and suddenly became a large issue and blaming us, charging over 140 for the repair/replacement of both. At the time we were not aware enough of how to combat this exploitation but hope this advice will save someone from the same situation we found ourselves in. In short, find somewhere else to live for the year.
