    The service provided by Merrett was defined in two halves. The application, move in process and ongoing maintenance was well managed. Responsive to property issues and accommodating to allowing 2 very well behaved dogs. There was definitely no proactivity from the team, particularly during the difficult lockdown situation. Thankfully, my redundancy did not impact my payment history but there was no human touch here. There was a very odd response when we raised the issue that the garage was inaccessible due to no path or steps and the landlord was unwilling to make this usable 'as they didn't know whether future tenants would require access so this was something they were unwilling to pay for' We proceeded to fix this issue as it was important to us and we had no reason to think us spending money on the property would be anything other than appreciated. When we chose to end the tenancy, we asked Merrett, when accessing the property for viewings, if there was anything they felt we needed to resolve before handing the property back. They were unwilling to comment. Advancing to the check out day when 2 of the team turned up and when I tried to do a walk around with them they told me to leave it to them and head off, I tried to push this point on a further 2 occasions and was waved away. There was a definite misalignment in their process to check out and what I expected, maybe I should blame myself for not questioning this more. This resulted in what I can only describe as a complete surprise when they listed many petty issues. There were requests for general upkeep of a poor quality paint job which after 2 years wear and tear was actually in good shape. We attempted to reach out to Merrett with a view to agreeing to 400 of their claim (270 we felt was not a fair request). The reply to this was that we were lying about property usage and that the dogs caused many problems. Very adult Merrett, what a lovely approach. I did dispute it with DPS but as I trusted Merrett to be fair, I did not stay at checkout to take my own photo's for evidence and without evidence I didn't have any claim to a dispute. I strongly recommend that should you use this company, do not fall into a trap of trusting them. Check the letting agreement to make sure there is nothing in there which would constitute you paying for general maintenance upon leaving. Simply keep your own records. The day you move in take pictures of what you are snagging on, take pictures the day you leave and definitely don't think that spending any money on the property will give you any good grace as I severely regret not returning the garden to the 'state' it was given to me and taking my fence, shed and pathway materials would have far exceeded the 270 they were quibbling about. A really disappointing end to an otherwise professional tenancy.
