    Poorly built homes, disgraceful streets and paths, over grown grass in green areas filled with bricks and other waste, horrible steel fencing surrounding the plots which was promised as wooden fencing and absolutely shocking customer service. If you are planning to buy a Strata home on the Kudos Leeds development, stay well away. Read all the other reviews from other Kudos residents, particularly on TrustPilot, and you will soon see your beautiful future home promised by Strata is simply put, a home from hell.

    Avoid KUDOS, LEEDS. In general, I am not one to complain I'd rather just get things done and move on - life's too short for petty disagreements. For example, the snagging list that Strata never got round to actioning. Covid was a handy cover initially, but still no contact and no one arrives. So the smaller jobs I have done myself. However when it comes to issues of the safety of my family and my neighbours, I draw the line. Strata have shown zero care for the safety of residents. Their builders use the estate roads as a rat run. The roads themselves are falling apart and will not be adopted by Highways due to the shocking state they are in. Everything is left unfinished. Because once they sell you the house, they couldn't care less about you. We have all raised serious concerns about safety to Strata over a period of 2 YEARS, and they have continually done nothing. The customer care team & site manager (both of whom seem to change every couple of weeks) have failed to show an ounce of compassion or understanding since completion.

    I am writing this as I am completely heartbroken, felt betrayed by Strata after living for almost two years. Few issues: 1) Boundary issue with Seacroft Hospital and fencing: Honestly now I dont know exactly whats s happening as I have been told so many different stories from different officials from Strata. The gist is Strata shares a boundary with Seacroft hospital and unfortunately we reside in a road where there is no visual separation with Seacroft car park. People of all sort come and go from the car park, sometimes take photos of our children. On our side suspicious people come in hoodie and take photos of the cars parked in the hopital which was even more concerning especially our kids and other family member walk on the road. We expressed our concern even before buying the house, and Kathryn and the then site manager told us they are going to put wooden fence in a very short time to protect our privacy. However, since we bought the house- nothing has happened. We asked different site managers, and at first they said there have been legal disputes going on with Seacroft Hospital (I dont know how much of it is true to be honest but if that is then it is even a bigger problem that they chose to hide the fact before selling us the house). To my utter surprise, few months ago Kathryn told to our face she can not recall promising anything of that sort regarding the fencing. And after two years they told that there was I was also told unless I have proof to support what I asked, Strata will ignore the concern which included not only us but also our children. Feeling completely betrayed and heartbroken, I asked all the other neighbours if they were told anything like this and you guessed right, they all were promised the same thing by Kathryn before buying the house. Not sure how Kathryn forgot promising so many people the same thing. After we all raised this with Strata, they agreed to put on fencing to visually separate the house to ensure more safety towards ourselves and more so towards our children. That was around five months ago. However, the catch was there is no time frame when it will be completed and they kept their word. They still have not done anything. We neighbours are collectively trying to get an update for over a month now and Strata chose not to reply to our emails (apart from those autogenerated ones that say we were taken very seriously and then nothing happens). 2) Roadworks- Please feel free to drive through different roads in the development and have a look by yourself on the footpaths and numerous bumps, potholes, blocked roads. Strata informed there have been issues going on with HMH civils (the construction company) and it looks like a never ending problem. Now all the roads (especially the further you go) are incomplete, in a very poor standard. Stratas response was again THERE IS NO TIME FRAME AS TO WHEN IT WILL BE COMPLETED and the usual auto generated reply- WE TAKE YOU VERY SERIOUSLY. Strata dug both sides of our road and now the council trucks can not enter to pick up our bins. We have been left with our own wastes for around a month now. We have to take our bins to the pits ourselves leaving bad odour in our cars for months. Oh besides due to the extreme poor condition of the road, you might get some punctured tyres, your car paint will definitely see permanent change due to severe dusts on the roads (please have a look into the conditions of the cars that are parked on the big roundabout). 3) The issue goes on with a promised bollard on the road that never saw reality, extremely poor customer care, not getting any snags done, being transferred from one team to another, constant change of stuffs and being asked the same issues again and again by new people. Although on first look everything might seem reasonable, once you start living- you might not have the same impression.
