We had spoken to local builders and 'loft conversion specialists' and encountered a real issue in getting the stairs up to the loft. We really didn't want to lose a bathroom but that was the only way the 'loft conversion specialists' we had spoken to said we could do it. They also said we didn't need an architect as they would do all the plans etc.
Thankfully we didn't listen and went with Rik who came up with an ingenious way of pinching a couple of feet off our spare bedroom (which it can easily afford and still be a decent double room), making a new doorway through a stud wall on the landing where the stairs go up. That's the real value in employing an architect.
The other bonus was his input into the way the builders do the ceilings around our landing - he has given us ideas as to how we really open the space up to a light in the roof by having the ceiling follow the sloping roofline so the whole first/second floor landing will feel more roomy and light. Again, a builder would have just done a straight wall and flat ceiling whereas Rik was constantly looking of ways to add features and make our conversion special.
He kept to his fee estimate, allowed for some tinkering to the plans and delivered on time so no issues there. I think our job also set a new record in terms of getting approval from the planners - 4 weeks and 2 days from submission! It was permitted development so not full planning but still about a month less than St Albans Council quoted which is great.
We are delighted and just wish we had used him when we did our rear extension a couple of years ago.
