Broadly speaking, my personal impression of Heritage has gotten worse over time. I appreciate that managing a large building comes with many, many challenges... But there's a limit. Previous reviews speak of the issues with our fire alarm system. This was installed in October 2019 and, as of now, is still "not fit for purpose". I've lost count of the false activations. We've experienced multiple full evacuations, usually taking place in the middle of the night, for no decent reason whatsoever. Residents aren't the only ones pulling their hair out - the LFB crew in attendance also share their exasperation. The fire alarm issue is a hot topic but good luck expecting Heritage to be open and honest about what the actual problem is. They'll blame anyone and anything. I don't think they know what they bought (and told us to pay for) or how it works. They'll pretend they do. Then they'll tell you it's all fixed... It's never fixed. It will never be fixed. My faith in this ever being resolved is absolute zero. Related to this, we've experienced huge increases to buildings insurance due to fire risk. Heritage encouraged us to take this up with the local Council but neglected to mention numerous details of the discussions they'd already had. When I put it to Heritage that they had sent us in ill-equipped, and therefore in a weaker position once the Council's responses came through... I was ignored. Not entirely unexpected. Recently, our bike shed was broken into. My bike was stolen. Not much that can be done about that but it took Heritage almost a full week to even notify residents of the incident, during which time I myself was warning people not to put their bikes inside. How long does it take to send a circular warning people of such an incident having taken place? Too long, apparently. We've had minutes from Annual General Meetings come back late and with errors, we've had dodgy correspondence with highly accusatory wording and, oftentimes, Heritage is as pains to absolve themselves from any and all responsibility. Not all of the communication is bad. Just... Most of the communication. And that's just off the top of my head. I fully expect a copy / paste response to this review saying they take complaints seriously etc, and to follow up offline. I honestly think I'd be wasting my time. If there were any other option on the table I'd take it. I mean how much worse could it get? As I say, I appreciate the challenges. But there's a limit. Edit - Since I posted this review two months ago the situation with the fire alarm has actually gotten worse and Heritage no longer return my calls, even when I demand one back from their top guy. Utter shambles.

I have honestly never experienced such unprofessional service. I live in a block of flats managed by this company who bully and harass residents over the most trivial of things. I put rubbish in the wrong bins in the communal area and was written the most shocking of letters by the manager. Not only was the letter misinformed but it also used threats if I didnt remove the rubbish immediately Please can you train your management team in some customer service I wouldnt even give this company one star but I had no choice!

I want to say huge thank you to the heritage Management Ltd Team, Their service is amazing. They are very reliable and very organised. The team is pleasant and very helpful. Our property manager is Brano Pudar, he is amazing. very responsive and take action as soon as you ask him regarding anything in the building. I really can't say thank you enough for this great service. We are as resident in one of their managed properties very happy. We really appreciate all your good work to make our life much easer.
