This is a fantastic B&B, located just outside Windermere on a main buss and road route. The owners, Jo-Anne & Gerry, are so friendly and cannot do enough for you. They are brilliant hosts, unobtrusive but there for a great chat over breakfast! First class breakfast. Only 3 bedrooms, so all guests sit on same table for 6, which is a great way of starting the morning, chatting about the day ahead and making plans! Breakfasts are all cooked fresh to order, and include a wide range of cold and hot food. Cumbrian breakfast with sausages, fantastic bacon, potato cake, etc, are great. But there's also smoked mackerel, butties, and veggie options. Love the fact that you can check in online ahead of stay, and come & go as you please using secure door combination & key fob. Decor of rooms, all Laura Ashley and Farrow & Ball, are wonderful, as are the Lakeland toiletries. I had to buy some from the local shop as they are so good! (Love the Lakes collection). Fresh cookies and water bottles every day, and lovely fluffy towels. Highly recommend. Parking is tight, but they can easily get 3 cars in, and my car was a large one, so no problems!

Smell of cat pee and needs a good clean. Room small, decor tired, out of date drinks in room and worst shower yet; had to have body washes. Owner abrupt, I thought of Fawlty Towers at breakfast. Food bland and tasteless, resorted to toast. No peace because builders working there and the road is busy. Parking very tight.
