Completely let down by Urban Owners. They took over our management following right to manage and have made a bad situation worse. I agree with other reviewers, poor communication, incompetent staff and false promises. They are constantly pushing for us to undertake major works, without resolving basic day to day issues (clearly more concerned about their commission than providing even an adequate service) If you escalate issues to the Head of property management he is chippy and defensive or you get no reply. Huge disappointment. Avoid like the plague.

Urban Owners were appointed as our managing agent against my vote. Urban Owners are now making demands for payments for balance brought forward from the previous management agent despite the fact that the I have an LVT rule in my favour againts the previouly managing agent. Urban Owners ignore all correspondance. Give no explanation for their actions and are completely unprofessional. Stay clear of them. Unfortunately I have to give them 1 star to be able to post my feedback. This is an update from my previous review....Urban finally admit that they dont have any evidence of the the balance brought forward amount of 5100. Still they decided to contact my mortgage company for it. They also set up an AGM with the directors in February...no one showed up and no notification. I wrote several emails for answers but no response. Another resident did get a response saying that they had notified everyone by email that meeting had to be cancelled and 2 weeks later another email giving us a new date for the AGM. We didnt get ANY emails and obviously missed the AGM on 14 March. Underhanded and duplicitous comes to mind. Unfortunately our directors come under that too which is probably why they insisted on going with Urban. Beware of this company and avoid at all costs. Update 2 We took Urban Owners now part of Warwick Estate ( Whom we had a previously court decision against) to court. The LVT ruled in our favor. Warwicks Estates are a company with no morals. A company cannot have morals so this essentially means the employees have no morals. They have been in the local news for the appaling tactics and lack of services they provide for the money they charge for maintenance.

Onboarding process is fast and UO sell you their company as having a lot of experience in dealing with the likes of Sanctuary. The block decided to go full admin for the first year in order to sort things out (maintenance issues) and have contracts in place. Barely nothing has changed for now, almost a year in. They are incompetent in dealing with queries as they simply dont manage them, just ignore them. No contracts have been put in place according to agreed budget, you have to constantly chase for updates. UO will be very keen for the tenants to do UO job, despite paying a very high fee for their services. Also, anything that requires them to think outside the box or to change approach in dealing with an issue, its completely out of scope for them. RTM is great if you have a good agent. I would not recommend this company at all.
